The land was formerly, a part of th« Samuel Gilmer estate, but was divided and sold many years ago to Messrs. Burch and John Mitchell and Messrs. S. Rowfe and Sons. The combined frontage to Dixon Street is 149 feet. It is said that the prices paid over I the whole average about £200 a; foot, i Owing to Messrs. Rowe and Sons haying built their flour-mill on part of the land at the rear, the depth of . this blpck is not so great as that of the other area.

i About two years ago Truth (N.Z.), Ltd.,: purchased an area of land carrying- a three-storeyed building at the corner of Manners Street and Luke's Lane for the sum of £9000, or about £400 a foot, but this area is not considered large enough for the .building development now proposed. '
