GOVERNMENT SCHEME

Multiple-Unit Flats For Berhampore COMMUNAL FEATURES A multiple-unit fiat development scheme is to be undertaken by the Government in Adelaide Road, Berhampore, Wellington, where 4b fiats are to be erected on this principle, lhe plans prepared by the Department of Housing Construction have been submitted to the mayor of Wellington, Mr. T C A Hislop, and members of the city council by Mr. 11. McKeen, M.P. for Wellington South. Several different types ol fiats are proposed. They contain living-room, bathroom, kitchen and laundry, including a bed recess in the living-room, and one, two or three bedrooms. Because of the increased number of dwellings to the acre that the multiunit provides, it has the following advantages says the department’s statement:—All dwellings are within easy distance of the centre of the town, the cost and time of transport are reduced to a minimum; the capital cost of developing roading transport, drainage, power, and water to the city or housing authority is reduced; it is possible to provide more parks, reserves and playing fields, again Within easy distance. The number of dwelling units has been restricted to 24 to the acre, as this property is not within the city area where a denser proportion would be considered. Eor multi-dwelling developments housing authorities abroad consider 25 units to the acre as very satisfactory for urban conditions. The scheme has been planned to obtain the effect of as much open space as possible. The buildings have been placed approximately 25ft. from all boundaries, leaving a large open space in the centre of the site to be developed as a garden. Particular attention has been given to the placing of the blocks of flats to secure a maximum of sunlight for the interiors, and to afford as much protection as possible to the central garden, living-rooms, entrances and balconies, from the prevailing winds. The different blocks are situated so that each flat has a clear view of the garden with its lawns, trees, flowers and shrubs. All trade and service access to the flats ■ will be along the areas between the ■buildings and the boundary, not through the centre garden. The scheme provides for laundries, an ornamental central garden, children’s play area, and a recreation hall with committee room and kitchen.
