SEMI-DETACHED HOUSES

Not Wanted in Lower Hutt Framed with the object of preventing the erection of semi-detached houses, an amendment to the building by-laws was submitted to the Lower Hutt Borough Council ou Monday night. Several councillors expressed the opinion that the amendment- was not comprehensive enough, and it is possible that alterations will be made when the amendment is brought forward for confirmation in March.

The amendment will prohibit any tenement building from being erected on any land having a frontage of less than 65 feet, a minimum depth of 75 feet aud an urea of less than 30 perches. The amendment also provides that any tenement building above a single story shall be erected entirely in brick, stone, concrete, or other approved fireproof materials, with authorised and adequate means of escape from fire. Cr. W. 11. Wilson said the by-laws committee bad made it very difficult for semi-detached cottages to be erected, but he considered the committee had not gone far enough. He would have liked to see a zoning system where tenements or flats were allowed only in the shopping or town area.

Cr. J. E. Napier said it would not be fair to select one area for slums, and C. J. Ashton agreed that, it would not be desirable for tenement houses to spring up in one part of the borough. Cr. A. Anderson, chairman of the by; laws committee, said that if the council did not pass the by-law it would be leaving the way open for speculators to erect undesirable houses, and the borough would find houses such as were to be seen in parts of England being built.
