fpHE availability of mortgage finance was still the dominating factor in practically all sales of farm property, the president, Mr J. L. T. Dyer, said in his annual report to the Canter-bury-Westland branch of the Real Estate Institute of (N.Z.), Incorporated. “In many instances, vendor mortgages have enabled a sale to be completed, whereas under the existing credit restrictions, finance could not be arranged elsewhere to bring about the sale.

“Vendors and purchasers appear to be placing much more emphasis upon recent Government variations when it comes to fixing a reserve. There is ne indication as yet that any rural sales have taken place at a figure appreciably below Government valuation. “Any falling off in demand has been on unattractive places. Attractive freehold properties, with well-main-tained improvements and with scope for diversified farming methods, are still quite keenly sought after."
