VALUATIONS.

SUBURBAN OBJECTIONS HEARD, ASSESSMENT COURT SESSIONS. Opawa, St. Martins, Beckenham, Fisherton, Avonsido, and Sydenham were the districts concerned in the valuation objections heard at the sitting of the Assessment Court yesterday morning, when Mr J. G. L. Hewitt presided. With him on the Bench were Mr W. Cunningham (Government Assessor) and Mr A. L. Freeman (ratepayers' assessor). Mary P. Anderson objected to an assessment of £I9OO unimproved value and £llßs improvements on five acres one rood 18 perches at 29 Cliolmondeley avenue and Reeves road, Opawa, and to £IBO unimproved on one rood at 157 Ford street, Opawa. She considered £1660 a fairer estimate of the unimproved value and £llOO the value of the improvements, while her estimate of the unimproved value of the Ford road property was £155. Frederick William Anderson objected to £360 unimproved value being put on his property of two roods at Ford street. Hie estimated the value at £3lO.

The Government Valuer (Mr D. H. Pullar) said he considered that values had gone up a lot in the district since the 1026 valuation. The installation of the sewer, for one thing, had proved an acquisition to the properties. The Court fixed the unimproved value in the first instance at £I7OO, and the value of the improvements at £llOO.

The unimproved value of the Ford street property was fixed at £155, and the improvements were also fixed at £155.

An unimproved value of £3lO was placed on F. W. Anderson's property. James Goddard and Patrick John Young placed the unimproved value on their property at Wilson's road and Riverlaw terrace at £2OO, and not £250. They also objected to the value of improvements at £5, saying that there had been no improvements. The capita] value of the property was reduced tp £225. An objection to the unimproved valuation of £270 on his property at 218 Norwood street was made by William M. Berrill. who estimated the value at £2lO. The Government valuation was upheld. Robert W. Walker estimated the unimproved value of his property at 42 Cowlishaw street, Avonside, consisting of three roods 33 perches, at £IOO, instead of £l5O. He did not, however, object to the valuation of £520 for the improvements. The Court fixed the unimproved value at £125, making the capital value £645. The Public Trustee, in the estate of William Henery Williams, objected to £2BO unimproved value on one rood at 8 Byron street, Sydenham, contending that £2OO was the correct estimate. No objection was made to £2OO on the improvements. The Court reduced the unimproved value to £260.

In the same estate the Public Trustee objected to £3OO unimproved value on one rood at the corner of Byron street and Hawdon street. The value was reduced to £285, and the value of improvements, £l4O, was upheld. Alfred R. Newbury contested the unimproved valuation of £195 on bis property at 86 Kingsley street, Sydenham, consisting of 32 perches, and also the valuation of £75 on improvements. He estimated the unimproved value at £75 and the value of _ improvements at £lO5. Ho also objected to the unimproved value of £l6O and £35 for improvements on 25

perches at 108 Kingsley street. He computed the values at £SO unimproved and £IOO for improvements. The Court decided to inspect the properties ' George Maples estimated the value or his propertv, consisting of one rood, at 154 Waltham road, at £2OO unimproved and £3OO for improvements. The Government valuations were £240 ana £3BO respectively. . The Court upheld the unimproved value and fixed the value of improvements at £3-50. t . William Milner protested against the unimproved value of £260 on his property at 29 Thackeray street, Sydenham, and the valuation of £345 improvements. Be considered £2OO and £3OO respectively were fairer valuations . The unimproved value was fixed ft" £250 and the valuation on improvements at £3OO. , In the <*tate of Elizabeth North the Public Trustee objected to £265 unimproved and £295 for improvements on one rood 24 perches at 14 Goldsmitn street. He estimated the values at £220 and £275 respectively. The Court fixed the valnes at £230 unimproved and £270 for improvements. William Gilmer and James Biggs disputed tfie unimproved valuation of £145 on 24 perches at 12 Thackeray street and £l3O for improvements, contending that the figures should be £IUU in each case. The Court reduced tn values to £125 and £IOO respectively. The value of improvements at £4bp on 24 perches in the estate of A. W. Railton, 43 Cadogan street, was objected to by the Public Trustee, and the valuation was reduced to £440.
