HOUSE RENTS.
RESTRICTIVE LEGISLATION,
OPERATIVE UNTIL AUGUST 1,

As foreshadowed, the Government's rent restriction legislation, which was read a first time in the House yeeterday, revives the law which expired on Monday last. The provisions will operate until August 1 next. The legislation as to the restriction of rent ceased to have application to any dwellinghouse after May 1, 1928, unless it had been or was thereafter expressly made subject to it by an order of the Magistrate's Court, on the application of the tenant.
An explanatory memorandum accompanying the bill emphasises that in no circumstances does the law apply, or can it be applied, to dweUinghouses erected after November 9, 1920, or firet let after that date. Even in the case of dwellinghouses to which the Act has been applied the landlord is entitled to claim and receive an annual net rent equal to 7 per cent of the present capital value after rates, insurance and other necessary outgoings have been deducted.
