GLASGOW LEASES.
UNIFORMITY WANTED.
A WANGANUI PROPOSAL. (Special to the " Guardian.") WANGANUI, Dec. 7. A move in. the direction of the adoption by all local bodies of a uniform form of agreement in connection with Glasgow leases was made at the meeting of the Wanganui Chamber of Commerce last evening, when it was decided to approach, the Associated Chambers with a view to the introduction of legislation with this object. The chairman, Mr A. S. Burgess, said that under the system used by some bodies, the difficulty with this type of lease was that through a technical omission a lessee often lost his lease after spending thousands of pounds on improvements. The necessity of giving six months' notice of a desire to renew at the expiration of a long lease was one often overlooked, and at present a man was liable to lose his lease if he did not give notice. The question was one that affected the mortgagees, and the onus was also on them to give the necessary notice in order to protect their interests. The form of agreement suggested was one that provided for a compulsory revaluation! at the end of a term of current values, and provided that the tenant should give notice of renewal within two months of the revaluation. The compulsory revaluation would be the means of bringing the necessity of notice of renewal being given to the lessee's notice, and would be subject to arbitration in the case of a dispute arising. Members expressed the opinion that local bodies had the power to adopt the form of lease proposed; in fact, some had, but it should be compulsory.
