FINAL SUBDIVISION SALE.

The final subdivision sale of the Springfield Estate, JYiethven, w<ts conducted in the; Oddfellows' Hall to-day, by ' Messrs Pyne and Co, Friedlander Bros., National Mortgage and Agency Co., and Gould Beaumont and Co. There was a largo attendance of farmers from all parts of New Zealand, and very keen interest was centred in the sale. A great deal has been said of late regarding the tightness of the money market, but a glance at the large body of well-dressed and prosperouslocking farmers assembled at the sale j to-day discounted those statements to a great- extent. The block offered consists of 5148 acres, including the homestead, and this was put- up in sixteen allotments, ranging in.area from 127 acres to 1186 acres. The fertility and general high productive value of the Springfield estate is so well known that comment is unnecessary, and it is no doubt due to this fact, and to the exceptionally easy terms offered, that the sale attracted so many prospective purchasers. Apart from this, good cjunlity land is always eagerly sought after by le^l-headed practical farmers, and many instances have occurred in the Ashbnrton county of late years that in eight cases out of twelve high class land, independently of price, is a far more valuable asset- than cheap land of inferior quality. The hall was well filled, over 650 farmers and others being present. The terms were as follows: 5 per cent deposit; 10 per cent on March 27, 1909; 5 per cent on March 31st, 1910; 10 per cent on January ■31st, .1911. Bidding was not so brisk as was anticipated and nine out. of the 16 blocks were passed in unsold. The following are results of the sale : Lot 1. —Containing 252 acres 3 roods 12 perches, in turnips. Started at £'8 per acre and withdrawn atl £9 os. Lot 2.—Containing 213 acres, in grass and rape. Started at £20 and withdrawn at £22 10s. Lot 3.—Containing 267 acres, in grass and rape, 3 years grass. Bidding started at £20 and was subsequently withdrawn at £2^ per acre. Lot 4.—Containing 2GI acres, in 4 years grass, known as the '' Middle stables." Bidding started at £20, and Mr R. Weaver, Opawa, became thepurchaser at £26. Lot s.—Containing 360 acres, in grass and rape. Started at £8 and withdrawn at that figure. Lot 6. —Containing 127 acres, in grass and rape. Started at £20 and sold at £24 10s to Mr M. Keane, Rakaia. Lot 7.—Containing 268 acres, in stubble. Started at £20 and sold at £20 per acre to Mr T. Moreland, Rakaia., Lot 8. —Containing 262 acres, in 3 years grass. Started at £20 and withdrawn at £22 10s. Lot 9.—Containing 442 acres, in 2 year-old grass. Started at £8 and sold at £10 to Mr W. Davidson, Ailenton. Lot 10.—Containing 1186 acres, ; Homestead block, in grass, rape and stubble. Started at £25 and withdrawn at £27. Lot 11. —Containing 235 acres, in' kale. Started at £12 per acre ami sold at £17 per acre to Mr E. Power, West Eyreton. Lot 12.—Containing 288 acres in stubble. Started at £20 and sold at £22 to Mr R. Power, West Eyreton. Lot 13. —Containing 213 acres, in stubble. No offer. Lot 14.— Containing 290 acres, in stubble. Started at £15 and withdrawn at £16 105. _ Lot 15. —Containing 274 acres, in stubble. Started at £20 and withdrawn at £22 per acre. • Lot 16. —Containing 209 acres, in 2 years grass. Started at £15 and sold at £19 to Mr Pyc. Temuka. • The total value of the land sold today represents a sum of £36,587 10s. The goodwill of a lease of 500 acres of riverbed, two years to run, sold at £190 to Mr S. Campbell, Methven.
