LAND FOR SALE

It "will be seen by advertisement that Messrs. H. & J. P. Campbell, intend offering for Hale, the whole of then 1 fine property in the Thames Valley, comprising nearly two thousand acres of the best land, in that improving 1 district. The survey of the estate, has only just been completed, and lithographed plans will shortly be ready, from which will be gathered, the extent and position of the allotments. A poition of the land adjoining the present township of Waihou, better known as Campbelltown, has been surveyed into lots, with a frontage of 33 feat, being similar in size to those in the toAvnship ; a further portion has cut up intoacre allotments, and beyond these again are a number of suburban sections ranging 1 in size from, three to ten acres or thereabouts, the remainder of the estate being subdivided into farms of 50 acres and upwards. The home farm of 600 acres, will be sold in one lot. Of the capabilities of the property, for the purposes of farming, there can be little question, the soil being throughout, of excellent quality and susceptible of being brought into a high state of cultivation, at a comparatively small cost. Several hundred acres are swamp, but this has all been permanently drained, and carries an abundance of feed having for the most part with a large portion of the fern land — about 1000 acres in all, been laid dowu in English grasses. About 200 acres were laid down in grass last autumn and are now clothed with a thick carpet of herbage, cheering to look upon. The soil is admirably adapted for the growth of roots, and on the heavier portions grain might bo cultivated with profit. Our representative visited the property only a short time ago and was astonished at the progresb made , in the growth of grass and indeed at the ; great improvements which have been ! effected in the neighbourhood generally. I A few years ago this district was practically inacessible by reason of there being no roads and only a very precarious means of communication by water. Now however there are few places in the interior of the Province which offer more substantial inducements to the right sort of settlers th«n are to be found in the Thames

Valley. In addition to the advantage of soil and climate the Avonrnore property lies in close contiguity to a rising township which already possesses a <rood hotel, s r oi'c, po-t office, public hall, and several piivatc buns s, either erected or in course of erect ion li is ouly thret miles from t lie W-iihou l.uidm? by an excellent road, .mil i simil >r d^tanre divides it from the scene of the ' Alleged gild discovery. Th° W lihou st.ifiou on tlw projected Thames and Wailc.ito i ail way will be within a q nailer of a mile of the property. The roads from WVikato, Thames, Tauranga, Nguturuauga, Richmond, Matamata, and Oiungara lei oa coti verge at the township. In addition to this the i ite of the town&hip is per- nharly well situated being on a gtutle me with good drainage. The view thence of the Aroha. Ohmemuri and the surrounding country is an exceedingly charming one and this of itself is a point to be considered. The Waiwhero property has been extensively planted with trees some of which have attained to very laige dimensions ; gums planted three ycais ago > aye reached a height of 20 feet. The farm is subdivided into 1 1 tvell fenced paddocks and contains a substantially built 7 roomed hon^e, and probably one of the beht barns in the district, with ample htdbling accomodation coach house wool shed &c, all the building-* being new and in good preser zation. Persons desirous of making a home in a rising district could not do better than devrto a portion of their time to an inspection of this property.
