Mi NNKRS) STBEET, WBLLINGTON, » .ON FRIDAY, JANUARY 13, 1888. At 1 o'clock p.m. T KENNEDY MACDONALD & CO. ■ are favored with instructions fiom the Wellington and Manawatu Railway Company, Limited,! to soil by public auction as above, about 1 O AAA ACRES of Grand PasLal*\j\J\J toral LAND, situate* n'ar the TOWNSHIP of OTAKI. beiDg the Blocks Nos 3, 4, 6, 7, h 8 of the K*itawa Survey District, subdivided into over 60 sections, ranging iv area from' 56 acres to seven hundred and forty-seven acres eaoh. A number of tbe smaller seotions are pure agricultural land, while the larger areas are part agricultural aud part pastoral. They aresplendidly watered, and the timber upon them is mixed tawa, rimu, 4c. On several of the sections will be found tnagnifioent totara : the whole of the timber used in the Otaki Bridge, and the sleepers required for the railway, having been out from portion nf the bush. The land is fiat and undulating, undulating and hilly, and tome of the flats have very rich river deposits. The soil throughout is classed by experts as exceedingly good, the only stony portions being those on which the totar* is found, aod the value of this timber for sawmill purposes makes the land upon which it grows exceptionally valuable. All the seotions are reaohed by partly cleared roads, running from the railway stations at Te Horo and Hautere, about 41 miles from Wellington, the centre of tbe Blocks being about 1\ miles from the railway stations, and thence in varions direotions throughout tbe Blook?, The aim of the Company being to sell th.ir lands to bona fide occupiers, and bo create traffic for tbeir line, high prices are not looked for ; the Compsny, as a railway proprietary, recognising that a large and energetio body of settlers occupying highclass land, pnrohased at a low price, will be of more permanent value to them and the commnnitj than if they sold a limited area at high rates, This result is already being achieved, a large number of farmers, sawmillers, and others being in actual occupation of the lands sold by the Company during the last eighteen months. Many hundreds of acres of bush are now down ready for burning, and not a few of the previous buyers have been offered handsome profits on their investments. In order to increase this satisfactory result, the terms of sale are still fixed on a basis which will, we feel sure, be appreciated by all who desire to see the lands ot the country speedily settled. They are as follow : — DEPOSIT AT THE AUCTION SALE, 16 PER CENT. The BALANCE of 90 per oent to RE.
