The lessee shall have the right to remove all buildings on the land at the termination of the lease, or alternatively the Lessee shall have the right of renewal of the Lease for a further term of Twenty-one years, on the same terms and conditions, save as to the right of renewal and rental, which last shall be determined by valuation. ■ If the new incoming tenant is a person or corporation other than the present Lessee, such incoming tenant shall pay the outgoing tenant the value of the buildings at present on the land. > The Lease shall contain the following covenants:— (1) To pay rent, rates, insurance and all other charges and outgoings. (2) Not to assign. (3) To keep all By-Laws and Regulations of the Timaru Harbour Board, and Timaru Borough Council. The Lessee shall state the purposes for which leasehold is required and premises shall not be used for any other purpose without the consent of the Board. No noxious or offensive trade will be permitted to be carried • on or dangerous or offensive material I stofed on premises, without the written consent of the Board. , The Lessee will be required to sign a Lease embodying the conditions stated in the Conditions of Sale and such other covenants, conditions and provisions as may be reasonably required by the Board’s Solicitors. The successful bidder shall immediately after the Auction pay a deposit (in Cash or by Bank Draft or Banker’s Cheque) equal to a half year’s rent.
