SU BU R BAN SECTI ON S. SHUTTLEWORTH'S ESTATE, FITZROY.

To-night, a^ 8 o'clock, at their mart, Messrs. L,. A., Nolan and Co. will .^ub-i mit to public auction 32 sections, 1 of the well-known Sliuttleworth's Estate, which adjoins the Fitzroy 'township. Maßly suburban properties have been before the public as desirable residential localities, but. admittedly' there bas been rio'ne of recerrt years with^ tHe advantages possessed by S)iuttlew6rth*s r which runs from 'the Main Devon Rbad^ near Fitzroy township and back- to the beach. ' Some of these advantages •were pointed out to' a Herald reporter who went over the property this mornirfg. Firstly, .a well-formed metalled street, known as% Beach Street, and footpaths run through the property. In area the sections -vary frdm quarter acres nearer Devon Road, to over'halfacres further- back nearer the beach. Maiiy of .the sections are nicely elevated, -the view of th© Henui beach and right out to the 1 Breakwater being ' one of the best in the locality. Mount Egmont' is also to be seen out to the south. ' Probably a few years iWilli see -many attractive homesteads along^ Beach Street, The property is within a CQUple^of minutes' walk of the Fitz-. Roy stores, public school and churches, •and the 'bus service passes the property. ' The toVfl water and gas mains at presents pasg;, akgng tbe^ njain road, and these \joriveriiences '- would be obiainable at very small cost. In -fact, gas connections with houses are made free of charge, and water, is brought t> a , person's boundary, so that there would only be the dost of connection. This is all very well, but what chiefly concerns the prospective buyer, whether he be a speculator or a- small man looking for a desirable section on whiph to build a home, is the ' figure asked for the land. We are assured by the .auctioneers that the upsets on the sections have been fixed so as to be within the reach of all, and the terms of payment, £10 down and small quarterly instalment^,, could not be much easier. ,The beach. near the property is probably the fee^t: stretch of 'sandy beach near New -Plymouth. Most of the sections are^ ready . for buildinjgs. The sale will commence this evening at 8 o'clock sharp, at Messrs. L. £. Nolan and Co.'s mart. '" >

On Saturday the 20tK inst. Mr. Newton King wiil sell by auction at his mart a splendid farm situated on the Main Road near Mokau, on account of the late Mrs. Cf.-L.C f .-L. Nicholas' estate. The farm comprises .447 acres all in grass, mostly plough'able, and is one ot the finest grazing farms in the, district. Anyone wanting a good sound investment cannot go wrong with this property.
