The owner being determined to place this propertyabsolutelyinthe hands of the public, has resolved to adopt the system on which the Government Land Sales are conducted, and which has the effect of stimulating competition by making it obvious that every bid must be bona fide from an intending buyer — the system of naming an Upset Price at which every section will be submitted. The lowest price of Government land is forty shillings per acre. The Blenheim Estate will be offered at the UPSET PRICE OF FORTY-FIVE SHILLINGS PER ACRE. No further bid; or reserve will -be, made, on the part of the owner, and no sections will be withdrawn. The public have, therefore, the same advantage as is offered at Government sales, and the bidder of the Upset Price of Forty-five Shillings per acre for any section will be entitled to purchase at that ridiculously low figure, should no ; further competition ensue. TERMS: In order still further to meet the requirements of all classes, the -proprietor has determined to offer the most liberal terms, viz.: — One-sixth cash on faU of hammer ; onesixth in three months from date of sale ; one-sixth in twelve months ; one-sixth in eighteen months ; onesixth in twenty-four months ; onesixth in thirty months : and onesixth in thirty-six months ; each instalment bearing interest at the very moderate rate of seven per cent, per annum. Each section will be submitted as a separate lot, in the order in which they are placed on the Government map, and no section will be withdrawn. To enable buyers from Dunedin and Invercargill leaving their homes that morning to attend the sale, arrangements are being made for the 9 a.m. and 9.25 a.m. express trains respectively to pull up at -Mataura for passengers to alight. McLeod (whose duties prevent his giving any personal supervision to the property) to sell by auction at their Rooms, Dee street, on Tuesday, the 4th February, at 2 p.m. — LITTLE BUSH FARM, Within 10 miles of Invercargill, and only 2 from a railway station, near the iron bridge beyond Wallacetown, bounded on the east by the Oreti River, and on the north by the Otakau Stream, containing 524 ACRES FREEHOLr> 524 Or thereby, fenced and subdivided into 10 or more paddocks, with thorn or gorse hedges; river flat land, 66 acres in spleudid crop of oats (which yielded last season close on 100 bushels to the acre). 15 do. in turnips, 67 do, laid down in English grass, and the rest sown, but not ploughed. The area of the bush is about 10 acres, and the underscrub is cleared and sown' in grass, being a luxuriant shelter for stock. The vendor desires it to be. known that he is so determined to sell that no offer in reason will be refused. This property will be put up at a declared upset price, namely, the absurdly low figure of £5 per acre, being tbe system of selling Government land, a mode which the auctioneers know is favorably received by the public, and they are desirous of seeing it universally adopted.
