The Southland Building antl Investment Society and Bank of Deposit having reduced the rate of interest to S per cent, now j offers unusual facilities whereby working men may obtain freeholds and dwellings by payment of a small sum fortnightly, equal to rent for a few years. The farmer will find this an advantageous method of financing in order to obtain stock, farm implements, or machinery, on e§sy terms. The tradesman, by . means of the Society, may utilise capital invested in freehold property. The leading features of the Society are as follow : — j Ist, Mutual participation in the profits h? borrowers and investors. 2nd. Shares may be obtained at any time, dating from the first pay . night in the months of May, August, November, and February. •. 3rd. Shareholders who have borrowed can redeem the debt at any time without previous notice, or they may. repay; the same in sums of £25 and upwards, interest upon amounts so repaid at once ceasing. 4th. By a recent alteration in the rules, borrowers are enabled to extend the period J 1 of their loan, from. 7 to 9 or: 11 years, in order to render the fortnightly repayments less burdensome. The Society's present rate of interest is 8 per cent., and by participation in ; the profits itis calculated that only 4; percent, is paid for the money by those who ■remain € in the Society the full term of seven years. . For example, borrowers of £100 for seven years repay to the Society fortnightly 14s 2d, amounting in seven years to £128 16s, being £100 forprihci- . pal, and £28 16s interest, or at the rate of 4 per cent. -If the period is extended to nine years the repayment will be 12s 2d fortnightly; if to eleven years, lis fortnightly, only 4 per cent, being the actual charge in each case, a lower rate than that offered by any society in .the. Colony. sth. Legal expenses are reduced to a minimum by special agreement with the Solicitors for the Society, and arrangements are now completed whereby urther advances may be made on approved security without a second mortgage. 6th. No premium is charged on loans, and a veiy liberal scale of survey fees has been adopted, asfollows: — Within the Town of Invercargill, ss; Suburbs, within 5 miles, 10s ; 5 miles, and not over 18 miles, 20s. 7th. Parties building may arrange with the Directors to obtain progress payments by submitting plans and specifications which have been approved of. Bth. The following example will illustrate the working of the Society : — Suppose, a member purchase a house for £400, for which he had paid a rent of 20s a week, or £52 a year. He pays,£loo of the' purchase money and ' borrows £300 for seven years from the Society.
