T^REEHOLDS VERSUS LEASEHOLDSWHY PAY RENT 1 When money can be obtained at a cheap rate to purchase afreehold. The Southland Building and Investment Society and Bank of Deposit having reduced the rate of interest to 8 per cent, now offers unusual faculties whereby working men may obtain freeholds and dweUings by payment of a small sum fortnightly, equal to rent for a few years. The farmer will find this an advantageous I method of financing in order to obtain stock, farm implements, or machinery, on easy terms. The tradesman, by means of the Society, may utilise capital invested in freehold proI perty. The leading f eatures of the Society are as " follow :— Ist.* Mutual participation in the profits b? borrowers and investors. 2nd. Shares may be obtained at any time, dating from the first pay night in the months of May, August, November, and February. 3rd. Shareholders who have borrowed can redeem the debt at any time without previous notice, or they may repay the same in sums of £25 and upwards, interest upon amounts so repaid at once ceasing. 4th. By a recent alteration in the rules, borrowers are enabled to extend the period of their, loan, from 7 to 9 or 11 years, in order to render, the fortnightly repayments, less burdensome. The Society's present rate of interest is I 8 per cent., and -by participation in the , profits . it is calculated that only 4 per cent, is paid for the money by those who remain in the Society the fuU term 1 of ; seven years. For -example, borrowers of £100 for seven years repay to the Society fortnightly 14s 2d, amounting in seven years to £128 16s, being £100 for principal, and £28- 16s interest, or at the rate of 4 per cent. If the period is extended to nine years the repayment wUI be 12s 2d 'fortnightly; if to eleven years, lis fortnightly, only 4 perc ent, being the actual charge in each case, a lower rate than that offered by any society : in the Colony. sth. Legal expenses are reduced to a minimum by-; special agreement with -the Solicitors for the Society, and arrangements are now completed whereby urther advances may be made on approved " security without a second mortgage. 6th. No premium- is charged on loans, and a veiy liberal scale of survey fees has been adopted, as follows: — Within the Town*of InvercargiU, ss; Suburbs, within 5 miles, 10s ; 5 mUes, and not over 18 miles, *20s. 7th. Parties buUding may arrange with the Directors to obtain progress payments by submitting plans and specifications wbich have been approved of. Bth. The following example wUliUustrate ! the working ofthe Society: — , Suppose , a member purchase a -house for I £400, for which he" had paid a rent of i '20s a week, or £52 a year. " He pays £100 of the purchase money and ' borrows £300~for seven years from the Society. His annual payments wiU be — Subscription,£3l4s;interest,£24; £55 4 0 In seven years he pays 386 8 0 Paid on purchase 100 0 0 ! Total "... ,£486 8 0 Deduct rent he would have paid 364 0 0 - Cost of ■ house ....£122 8 0 9th. Parties desirous of borrowing, and who may not be shareholders, may -ascertain the amount that" would be advanced on any proposed security by lodging the survey fee and filling up a preliminary form of application, which may be ■had from the Secretary. 10th. At present depositors are allowed interest at the foUowing rates on sums of £5 and. upwards : — AtcaU, 5 percent. ; 6 and 12 months, 6 per cent. The security offered to Depositors is the veiy best obtainable, all borrowed moneys being a first charge on > * the large paid-up capital of the Society. The Directors would draw the particular attention of the industrial classes to the „ advantages 'hereby afforded them, and the Überal interest given for their savings. Guardians and Trustees will find' this an advantageous way of -placing funds entrusted to them. Any^further information may be, obtained at the office of the Society, Esk Street, near the raUway station. - JAMES BROWN, Secretary,
