The balance is low hills, with very easy slopes. A good number of dairy cows could be run. It is near a factory, school, post office and railway. This lot of 640 acres is a really grand little sheep farm of some of the uchest land in the district. There is fully 50 acres level of rich alluvial soil that will grow anything. The balance is beautiful slopes of limestone formation. There is about 350 acres more or less in grass of first-class quality; over two miles of fencing ; a good cottage of two rooms; cowshed ; also whare, out - house, and garden ; about an acre ploughed. This is a place that is bound to increase in value, and by ploughing will carry a large number of sheep. It has fair access, and is situate in a first-class district. It has a frontage to Mangabao river, and is well watered by permanent creeks; good hard road to within a few chains of it; would make a really useful farm for dairy and sheep, being near railway and within easy distance of factory, etc. The price, £6 per acre, is a low one, and it will not remain long in my hands at that, as the terms are easy.
