Perhaps the most beneficent measure ever placed on the Statute Book of this Colony is the Land Transfer Act, 1885. Unfortunately tb° benefits conferred by this Act are known to few. Under the old system of conveyance by deed enormous expense in land dealings could hardly be avoided. Under the Act of 1885 the necessity for this no longer exists, and a lease, mortgage or transfer may now be I effected for a merely nominal sum.
