AUCTIONS. THURSDAY, 27th FEBRUARY, At 2.15 sharp. importantTand sale, deferred payments Extending over three years. MACRORIE and CUTHBERTSON (in conjunction with Mr J. S. Shanks) are instructed by the proprietor to sell by public auction, at Mataura Bridge, on Thursday, 27th February, commencing at 2.15 sharp, 3424 ACRES FREEHOLD, 3424 Comprising — Sections 1 to 35, block I, Mabel district, Southland, being one of the eatliest selections made by the New Zealand and Auutralian Land Company, and recently purchased from them by the present owner. The land immediately adjoins the beautiful and valuable property of Christopher Basstian, Esq., known as Wood stock. The estate now submitted to public competition is known as BLENHEIM, and contains, as above, 3424 acres excellent agricultural land, divided by Government survey into 35 sections, varying from 80 to 110 acres each on an average, besides one section in block IV, immediately adjoining, and which contains from 200 to 300 acres of valuable bush. Arrangements are being made by which this bush section will be cut up into lots of 20 to 25 acres, to be offered separately, so that each purchaser of ©pen land will have an opportunity ot acquiring bush also. The owner, being determined to place this property absolutely in the hands of the public, has resolved to adopt the system on which the Government land sales are conducted, and which bas the effect of stimulating competition by making it obvious that every bid must be bonafide from an intending buyer— the system of naming an r Jpset Price at which every section will be submitted. The lowest price of Government land is forty shillings per acre. The Blenheim Estate will be offered at the Upset Peice op Forty-Five Shillings per Acre. No further bid or reserve will be made on the part of the owner, and no sections will be withdrawn. The public have therefore the same advantages as are offered at Government sales, and the bidder of the upset price of 45s per acre will be entitled to purchase at that ridiculously low figure, should no further competition ensue. Terms— ln order still further to meet the requirements of all classes, the proprietor has determined to offer the most liberal terms, v\z. — One third cash, one-third in one year, and one-third in two years, bearing interest at the very moderate rate of seven per cent, per annum. Each section will be submitted as a separate lob, in the order in which they are placed on the Government map, and no section will be withdrawn. To enable buyers from Dunedin and Invercargill leaving their homes that morale g to attend the sale, arrangements are being made for the 9 a.m. and 9.25 a.m. express trains respectively, to pull up at Mataura for passengers to alight.
