" THE FAMOUS " CAMP ESTATE," OTAGO, NEW ZEAIAND. ■fpHE PERPETUAL TRUSTEES, ES-i-l TATE, AND AGENCY COMPANY OF NEW ZEALAND, LIMITED, In Conjunction With MESSRS SIEVWRIGHT BROS. AND CO., Have received instructions from the Trustees to Bell by auction, on tho 17th day of April, 1899, at 2.30 p.m., at the Rooms of.Messrs Sievwright Broß. and Co., High street, DunTho well-known ESTATE and MANSION of the late Hon. W. J. M. Larnach, C.M.G., known as "The Camp," Otago Peninsula, with the whole of the costly furniliue speci-, ally made from various foreign and New Zealand woods, the magnificent library, collected at great expense, and containing priceless works, too various to be enumerated; also with the farm implements, carriages, harness, etc., etc., in theestalo, IN ONE LOT. xhe Estate is situate within nino miles of Dunedin, and consists of 900 acres of the richeat description of laud'near the city, subdivided into farms, with farm buildings, and leased to suitable tenants at satisfactory rents, the wholo producing a good rent-roll, ■ which could be quadrupled under a more systematic and smaller subdivision and the expenditure of a moderate outlay on further farm buildings. The panoramic view from "The Camp" is one of unsurpassable beauty and. grandeur, commanding as it does an uninterrupted view of the Pacific Ocean, with miles of coast north and south as far as the eye can reach on'the, one side, and Dunedin Harbour, with Dunedin city, Port Chalmers, and the Saddle Hill, Maungatua, and the Silver Peaks towering in the background on the other. The site is recognised as the choicest in picturesque New' Zealand, and may without exaggeration be said to be unsurpassed in tho Southern Hemisphere as a position for a magnate's residence. The Mansion was erected regardless of cost, and is replete with every luxury and convenience. It contains 25 rooms, including a magnificent ball room (90ft by 30ft), a lofty and spacious billiard room, a noble entrance hall richly decorated with superb wood carvings and with tessellated pavements, the lower hall similarly carved and paved, besides underground cellars, 2 kitchens, pantries, linenpresses, cupboards, etc., etc., etc. The ceilings and walls throughout the many rooms are covered with very rich carvings, representing still life—the 10 years' labour of the celebrated carver in wood, Godfrey. The upper and lower verandahs (14ft wide), which entirely encircle the Mansion, are completely glassed in, and afford a noble promenade in all weathers. The Mansion is Biirrounded with beautifully-cultivated gardens, groves, and trellis walks, and besides vineries, hothouses, and conservatories, there are perfectly; appointed stables, coachhouses, grooms' rooms, dairy, laundry, etc., etc. The Mansion (stables, outbuildings, etc.), notwithstanding ita commanding'position and great height above sea level, has a perfect and inexhaustible water supply throughout, drawn from a private reservoir on the estate one milefrom tho establishment, and constructed at great cost. Gaspipes are laid throughout the Mansion. Indeed, nothing that insenuity could suggest to make the Estate and Mansion perfoct has been omitted.
