T KENNEDY MACDONALD & CO. • are favoured with instructions from the Wellington and Manawatu Railway Company, Limited, to sell by public auction as above, about 12,000 ACRES of GRAND AGRICULTURAL and PASTORAL LAND, Situate near the township of OTAKI, being the Blocks Nos. 3,4, 6, i, and 8 of the Kaitawa Survey District, subdivided into over CO sections, ranging in area from 50 acres to 7-17 acres each. A number of the smaller sections are pure agricultural land, while the larger areas are part agricultural and part pastoral. They are splendidly watered, and the timber upon them is mixed tawa, rimu, &c. On several of the sections will be found magnificent totara; the whole of the timber used in the Otaki Bridge, and the sleepers required for the railway, having been cut from portion of the bush. The land is flat and undulating, undulating and hilly, and some of the flats have very rich river deposits. The soil throughout is classed by experts as exceedingly good, the only stony portions being those on which the totara is found, and the value of this timber for sawmill purposes makes the land upon which it grows exceptionally valuable. All the sections are reached by partly cleared roads, running from the railway stations at Te Horo and Hautere, about 44 miles from Wellington, the centre of the blocks being about 2J miles from the railway stations, and thence in various directions throughout the blocks.

The aim of the Company being to sell their lands to bona fide occupiers, and so create traffic for their line, high prices are not looked for; the Company, as a railway proprietary, recognising that a large and energetic body of settlers occupying high-class land, purchased at a low price, will be a more permanent value to them and the community than if they sold a limited area at high rates. This result is already being achieved, a large number of farmers, sawmillers, and others being in actual occupation of the lands sold by the Company during the last IS mouths. Many hundreds of acres of bush are now down ready for burning, and not a few of the previous buyers have been offered handsome profits on their investments. In order to increase this satisfactory result, the terms of sale are still fixed on a basis which will, we feel sure, be appreciated by all who desire to see the lands of the country speedily settled. They are as follow: — Deposit at the auction sale, 10 percent., the balance of 90 per cent, to remain on mortgage for seven years, bearing interest at the unprecedentedly low rate of five per cent, per annum. In order to induce occupation and improvement, the purchaser will be required to enter into an undertaking- to expend during the first three years, by his own labour or otherwise, an amount equal to 10 per cent, per annum of his purchase-money, or in lieu thereof, should he prefer to let his section lie idle, to pay, in reduction of his purchase-money, 10 per cent, per annum in cash.
