The Buildings, built of.,brick and,stone,, with slated roofs, are of a most substantial character.. Plant (the greater portion of which is suitable for a Brewery and Malting Establishment) is. complete and perfect in every respect—the only, addition required for a Brewery beins a Cellar, which ,can he.erected. for about £2000. With thisand some trifling alterations, the Plant will be available: for : Brewing purposes within a month or six weeks from,,,the. date at which the D stiilery Company are required by law to cease operations. Malt Floorsand Kilns.—There are.on the*.property two Malt Floors and Kilns cabbie: of turning out from 1000 to 1200 bushels of malt iier. week; and from the advantageous position of the work., having a ,fi outage to the Bay,, and receiving the,benefit of. the cool draughts o£air which continually. proceed therefrom, Malting can be curried on all: the year round, which is an exceptional thing, even "in the Old Com.try. The Mult from this establishment has always commanded the highest price of any produced in New Zealand ; and the-supply,for seme time back has been inadequate to the demand. The. Beer produced from the Malt is of the very .'best quality. - The profits from this branch of the busine s may be expected to be of a very substantial character, as during the past year, even with the limited amount of Malt available for sale, they exceeded £230.0; And as there would be a large quantity to disposeof iv connection with a Brewery, the yearly profits-would be proportionately increased. The capabilities of the. Premises and Plant for the purpose of a Brewery have, been carefully examined and estimated by a competent authority (a gentleman who built some of theiargest-Breweries in the neighbourhood of Edinburgh), who. states that from 400 to .100 hogsheads of Beer could be made per week when the trade required it, which is greatly-in excess of the quantity which can be .turned out by any other Brewery in New Zealand, This capability to produce so much more Beer at ve>y, little extra, cost of managmieut must-always .give- the Albion Brewery, Company a groat advantage, over the other Brewing Establishments, and.as.ihe trade is increasing greatly here, and being opened up,with the neighbouring Col-my of New South Wales.and Fiii, no doubt the full pGwer of the Company's Works would very shortly, be called into operation. Water Supply.—The. Distillery Company, at considerable expense, constructed a covered Brick and Cement Reservoir, on Mr. Logan's property, next the Town Celt, and laid .pines, to the Distillery, thus, obtaining a private supply.. uf : the best water in thedistrict, free from cverj\ unpuritv, for the purpose of steeping Malt, Distilling, or Brewing. Cottages.—On .the property are three (3) substantial four-roomed Cottages, for the use of the Principal Employes of the Company; who require to reside on tiie premises. Value of Land, &.C.—The Land, Bui'dings, and Plant of the Distillery. Company were valued by Messrs Blair and M'Gregor, in..'March last, fora local public company, at £27,450. Sfuce then land in the neighbourhood has been sold considerably in excess of their estimate ; and there can be no doubt that in a very few years the property will double its present value, contiguous as it i?.to the Railway Terminus, Jetties, and other important, lines of traffic. A short-siding, of about thirty yards in length, will enable the Company to p!aco their g.'ods on the railway cars, thus saving a large..yearly expenditure in carriage. Price of Property.—The present proprietors require for the Lauds, Buildings, and Plant complete (including the private water supply) the sum of £30,000, out if which they, will pay all the pre imiuary expenses of floating the Company ; and so confident are they of the success of- the business, that they are willing to take p;iid-up. shares to the value of £15,000 as.part payment of. the purchase money, and will further •ruaramve S-pcr cent, on the paid-up capital for two years from, the commencement of the business, and will give good and sufficient security for the due payment of this guaranteed interest—such security to be lodged in. the hands of any Trustees the Directors may appoint. They feel perfectly secure in undertaking this prospective liability, from the fact that the profit on the malt alone shoul-1 pay over 10 per cent, on the paidup.capital. As to the profits ef brownie* alt over the world, it is not necessary here to dilate. They are known to be large, and to compare favourably with any other business that can be named. Capital.—When the shares are all disposed of, there will, after purchasing the property, be ample £und,s to make the alterations before alluded to, and to carry on the business, as the sale and returns from beer are almost immediate. Staff.—There is at present in the employment of the Distillery Company a complete, staff oS competent experts, whose services are at the disposal of the Brewing and Malting Company. Tlispresent manager (than whom a more competent man uTnot to be found in these Colonies) is willing to undertake the management, of the new concern ; and the Company's experienced traveller (whose qualifications are well known) is also o]tcn to engagement. Quality of Be>:r.—lt will bo. the determination of the Albion Brewing Company to.send out nothing but the best quality of beer, and thus secure a lasting and ■ constantly increasing demand fos their brand. The sole reason the present favourable opportunity is offered to the public for investing their capital to such advantage, is that the present proprietors of the property desire to retire for a time from the active nuiiajemfiit of business. They are thoroughl. confident, that, under proper management, no business in the Colony will yield a better return than that of the Albion Brewing and Malting Company (Limited), when once fairly established. Insurance has been effected on the buildings and plant, to the extent of £20,000. This prospectus is thus early laid before the public, to erablc the new Compiny to get their cellar erected, make the necessary alterations, arrange barley contracts, manufacture malt, and have everything in readiness to commence operations as soon afer obtaining possession of the premises as possible. The Distillery Company hope to have manufactured the maximum quantity of spirits allowed in their contract with the Government about the end of April, in which case they will at once hand over t&e property to the Albion Company, and so enable them to commence operations before the date above-named.
