DRIVER, STEWART, and CO. have received instructions from the proprietors to offer by public auction, at their Wool Stores, Rattray street AVharf, on Wedncsdav, 15th July, 1874, at 2.30 p.ni., THE WINTON BUSH ESTATE, Situated near WINTON, SOUTHLAND, Consisting of— A O (\f) Acres of really splendid Agricultural •* vv \j Land, Subdivided so as to form Blocks of 200, 500,1000, or 2000 Acres each. These Lands comprise the earliest selections in the district, and consist of rich alluvial wheat soil, yielding from forty to fifty bushels per acre. The property is intersected by and adjoins the Great North Road, and the Bluff, InvercargUl, Winton, and Wakatipu Railway, thus possessing unusual facilities for tho transit of produce to tho interior, or to the Bluff, where vessels citbc hvgest class load at the wharves, direct for Melbourne, London, and elsewhere. The country along the line of railway to Kingston having uo available timber, enhances immensely the value of the heavily timbered lands on portions of this property. The adjoining lands have been sold at prices varying from three to nine pounds per acre, most of which are inferior to that now offered for sale. This property was selected by a practical farmer when he had the whole country at his disposal. It may therefore be presumed.that he selected the most valuable land in i he district. The extraordinary crops produced from the cultivated land adjoining that now for sale caused such a rush to the district, that the Government found it necessary to raise the price of Crown Lands to three pounds per acre. It was, however, too late to save any of the fine alluvial wheat land in the Winton district, all of which passed into private hands. In illustration of the remarkable fertility of this district we would refer to the magnificent crop raised by Mi- Thomson, of Winton Plains, a portion of which— 1200 bushels of Chevalier barley—latclysent to Melbourne by him, topped the market there at 0s 3d per bushel, yielding a gross return of £17 10s per acre. The first crop on the same laud gave 55 bushels of wheat, the next about 30 tons of turnips, fed off with sheep, and tbe aboye is the "result of this year's crop of barley. It is estimated that the artificial grasses next year will carry at least 12 sheep per acre. The abundantly productive nature of the land in the Winton district is no doubt to be accounted for by these fine alluvial plains resting upon a warm and open sub-soil.
