HOW TO GO THERE.—Train to Pokeuo or Mercer, 40 or 4**3 miles respectively from Auckland (on the Main Trunk), thence a 10 or 12 mile drive to the Estate. The road i'vom Pokeno is an excellent metalled one for about 8 miles, passing through some of the nicest farming country in the Auckland Province, mostly used for dairying. Mangatangi Valley lands ■will be found just as good, but are at present wholly unimproved. On the other side of the Estate, 4 miles off, are the steamer lauding places of Kaiaua and .Miranda on the Firth of Thames, and within a few miles lie the Hauraki Plains, .which h nve been so prominently before 'the public of late. DESCRIPTIVE. Generally speaking, the Mangatangi Valley Estate consists of nice rolling downs and easy hills, nearly all plonghable, with some good river hats and small swamps readily drainable. It is ideal country for the ploughman, being cheaply cleared and worked. .Much of it will make excellent dairying land, the greater .part is adapted for mixed farming, fruit docs well, and the whole area will carry sheep to advantage. There is one larger area of 2373 acres of the hilliest portion of the Estate, which is suitable for r. sheen run and has sufficient ploughable land for a homestead; this will be oll'ered at an upset of 15s per acre. TITLE IS LAND TRANSFER. TERMS .—To accommodate Buyers, optional conditions of payment have been arranged. Fifteen per cent, must be paid at the fall of the hammer, ten per cent, at the expiration of G months (no interest being charged for this period), and the remaining seventy-five per cent, can remain on mortgage for o years at 5 per cent, interest. But any Purchaser electing to pay cash for his land will bo allowed a cash discount of 5 per cent, off the whole amount. Tho. surveyed line of railway from Pokeno to Paeroa, forming the junction of the Main Trunk Line with the Thames Goldfields, runs close to the southern boundary of the Mangatangi Valley Estate. and tho construction of this important link in the railway system will afford easy and cheap conveyance of the produce raised by the coming Settlers, to the good markets of Vaihi and other populous mining centres, of tho Upper Thames.
