MESSES HAROOURT AND CO. have been favoured with instructions to sell hy public auction, at their rooms, 48, Lambton quay, on FRIDAY, 12th April, 1901— That MAGNIFICENT ■ PROPERTY known as EAWSON’S ESTATE, being all that piece and parcel of land comprising sections 151 to 168, and part 150, Mungaroa, situated in Blocks 1,2, 5, and 6, Ehnutafca Survey District, situated at the Upper Hutt, in the MUNGAROA VALLEY, and within two and a half miles of the WALLA CEVILLE RAILWAY STATION, the township of that name being alongside the property. The estate was taken up in the early days of the colony by Mr Eawson, who recognised the value the land would have when properly drained, cleared and grassed. For some years past extensive operation! have been carried on in drainage works, which have proved moat successful, the property now being intersected by; main and cross drains, effectively carrying off the water* and leaving a good peaty soil, capable of growing anything, and forming some of the best dairying land in or about Wellington. The land is practically all LEVEL, then being a few easy slopes on the eastern and western boundaries, admirably suited for the erection of homestead and farm buildings, as from these gentle rises an uninterrupted view of the whole valley can br obtained, whilst the valley itself is well sheltered from all winds, and lies to the north, being well exposed to the sun. The soil is all that can bo desired for dairying purposes, being of good depth, estimated to be over 20ft, and is, moreover, essentially a warm soil, forming an excellent bottom for' grass, which takes well and quickly, as may be seen on the land itself and on the surrounding holdings. The Mungaroa Valley has been settled for many years, and is well known as beinf both fertile and productive, and is especially adapted for dairying from its proximity to the railway and the city of Wellington, thereby enabling the dairyman tc get his products to a ready market without loss of time. The attention of buyers is particularly drawn to the fact that the' farms about tc he offered for sale consist of practically the last of the level land suitable for dairying which is obtainable within easy distance of Wellington, the premier shipping port of the colony. The terms offered are within the means of all classes of buyers, eomprising a cash deposit of 10 per cent, at the time of sale, and a further deposit of 15 per cent, within six months, the balance of the purchase money may remain for five or seven years at 5 per cent., with power to pay off at any time.
