OO ACRES, in sections of 300 4 to 2500 acres. MESSRS HARCOURT AND CO., in conjunction with Mr Newton King, are instructed by Messrs Wickham Flower and Charles Hopkinson, of London, to sell by public auction at Mr Newton King’s, auction rooms, Now Plymouth, on Wednesday, the 17th July, 1895, at 2.30 p m.— Twenty-one sections of leasehold land, forming part of the Mokau-Moha-katino Block, in the Provincial District of Taranaki, and comprising all the subdivisions of that part of the said block, which is known as Block No. Ip, except sections 1 and 2, which have been disposed of.

The above-mentioned lands consist of 22,759 acres, exclusive of 423 acres reserved for roads and of sections 1 and 2, and are situated between the Mokau and Mohakatino Elvers. There are good means of approach to the block, firstly by road from Waifcara to White Cliff, a distance of about 21 miles, thence by bridle trank through the block to the township of Mokau. A road is now under construction from Waitara via Mimi, with a bridge over the Mohakatiuo Elver, which, on oomplotion, will allow of wheel traffic to Mokau, and it is expected that this road will bo extended into the Waikato, thus connecting Auckland with Now Plymouth—and secondly, by sea, the - Mokau Eiver being accessible for steamers now running from New Plymouth via Waitara to the Mokau Coal Company's mines. The magnificent olimato of this district is well known to every colonist, but to those who are unacquainted with its exceptional richness it is necessary to state that the climate has boon considered the finest in the Southern Hemisphere. The land is well sheltered, and the soil is generally of excellent quality, resting on limestone and papa formation, a combination highly favourable for the growth of pasturage. It is at present covered with light, easily-cleared bush, consisting chiefly of tawa_, rirau, pukatoa, and somolotara and puriri, the bettor timbers being in sufficient quantity to provide fully for building and fencing purposes. There are considerable areas of flat of very .good rich soil, well sheltered, and well adapted [or fruit culture, in a district whore the grape, the olive and many semi-tropical fruits ripen in the open air. In a country like this, owing to the richness of the pasture and the mildness of the olimato, it is unnecessary to prepare winter food in the form of turnips, &0., as cattle and sheep fatten nearly the whole year. This is most important to the brooder of stock. The sections have boon laid out with duo regard to the surface features of the country, and so as to give to each section a frontage either to the Mokau or the Mohakatino, and each will have a sufficient area of fiat land for homestead requirements. On the north bank of the Mokau Eiver large areas of country are now occupied and cleared of bush, and settlement is rapidly progressing. Some of the sections offered, consisting of well-watered, undulating country, are nearly all clear and in grass, and are well adapted for dairy farms. The Following will be the Tebms op Sale Each section will bo sold for a term of 43 years from the 27th of June, 1895, at a peppercorn rent. The purchase money is to be paid as follows :—J225 per cent, on the fall of the hammer, and the balance in five instalments of £ls per cent, each, on the 27th day of June in the third, fifth, sixth, seventh and eighth years of the term. The balance of purchase money for the time being unpaid is to bo secured by mortgage, and is to boar interest at £i per cent, per annum, payable halfyearly, with liberty to the purchaser, from time to time, to pay off any part of such balance, not being less than *IOO, on any of the half-yearly days appointed for payment of interest j interest thereupon to abate proportionately.
