Prepared by Authority of the New Zealand Institute of Architects (Auckland Branch). Undoubtedly Hie site on which the home is to be built is of great importance, but equally so is the way in which the house has been planned, so as to lit the site. This includes the olevalional treatment as well as the lay-out of the different rooms, etc. A section which rises from the road gives a commanding effect to any building placed ou it, and seems to call for a two-storey or storey and a-hatf design, so as to take advantage of the view that is probably available. A level site is neutral, a bungalow being quite as suitable as any other form, while a site that is looked down upon from the road needs very careful treatment to be successful. In this case the roof is of special interest, and, to be successful, should be covered with tiles or slates. A corrugated iron roof in suqli a position will give a different effect to a tile or slate one, and, needless to say, flat roofs, either on the whole building or on bay windows, verandahs, etc., should bo absolutely avoided. The way that the section faces the sun and the view affects the planning of the building vitally. A section that has the frontage facing north allows the best rooms, sun porch, etc., to be placed at the front of the house, and this, of course, simplifies the planning greatly. When, however, the reverse is the case, it is most important for the comfort of the occupants that the best rooms, etc., .should be at the back. This naturally plicates the planning greatly, and it is here that the skill of the ti'ained architect will show itself. He will have to preserve flic dignity and attractiveness of the front elevation and yet place the commoner rooms—even possibly the wash-house and bathroom—on that side of the house. Properly carried out, however, the placing of the living room, dining room, best bedroom, sun and sleeping porches at the back is often quite an advantage, as it gives these rooms the privacy which is so desirable. WHILE BEING UNPRETENTIOUS. THIS HOME EMBRACES ALL THE ELEMENTS OF SOUND DESIGN Take the other type of sections which face east or west, and which are of the usual 50ft. or so in width, with other houses, possibly two-storey, on either side. These, certainly, are to be avoided if possible, as the north, or sunny side, is sure to face one of the adjacent buildings, which will certainly in winter deprive the proposed house of the best of its sum The winter sun rises in the north-east and sets in the north-west, therefore when it is most needed it will not be available. However, here again the experienced architect can help, and by planning in an L form or some other expedient be able, even in these difficult conditions, to get the sun on some of the rooms. These are but a few of the problems that he is dealing with throughout his professional career, and the wise home-builder realises this and obtains the advantages of his skill.
