SMALL FARMS WANTED

INQUIRIES IN TARANAKI AN UNSATISFIED DEMAND There is'an insatiable demand for small farms in Taranaki, said a New Plymouth land agent last week. Unfortunately there Js a great margin between the pr ccs asked by theowners and those which the buyers are prepared to pay. Up till a few months ago most requirements were satisfied, but recently the demand has greatly outgrown the supply. There are' many prospective buyers who have £2OO to £3OO to pay as depesit, but they are not prepared to go as far as the sellers ask. As the result of this difference in prices many buyers are seeking property •in the Waikato, wh:ris, it is considered, values are better. There is another factor which keeps the Buppty below the demand. Mary farmers on small dairy farms of from 50 to 60 acres are making a living. Their property is free from encumbrances in most instances and as long as the price or: butterfat does not decline they are able to remain on their farms with a j:;ood prospect of making a fair living. The majority of these farmers consider that l;hey could rot do as well if they left their farms, «nd so they make their priced high, or refuse'to sell. Of course, small farms do net necessarily come from small farms. A good percentage of the properties whi;h are on the market are subdivisions cf larger farms, from which the owners have been forced owing to heavy encumbrances and low milk ; cheques. / POSITION IN OTAGO SMALL HOLDINGS SOUGHT An experienced and busy property salesman doing business in Dunedin says that inquiries and transactions during the past few weeks indicate a healthier tone in the market. Likely buyers aro asking about' toyn and suburban residential properties up to moderate vali.es, and several transactions have been completed in such lines, while small holdings in tho country are also inquired about. "Po not tel] the people that a boom is or, or expected," /ho added, "but I give it you as true that the market is nioro lively than for ;i long time past."
