llouso and land property is always a sound form of investment, but, as in the case of most things, there aro degrees in it:; soundness, governed by a variety of factors. In the caso of tho Auckland province theso factors operate to mako property investment sounder than anywhero else in New Zealand. In population, production and wealth, tho province leads Now Zealand and these arc the three main factors governing any form of pro-
pcrty. Figures speak for themselves and those available in the latest official statistics demonstrate in conclusive fashion tho essential soundness of Auckland City and the ami&ingly wealthy district that it serves. Tho population of New Zealand at present stands at 1,485,000, and that of the Auckland province at 500,000, equal to 33.67 per cent of tho total. This relation is maintained in other figures. Production in New Zealand last year was equal to £121,053,912 and tho share of Auckland province in this was £41,921,936, equal to over £B3 a head of population and 34.6 per cent of tho total production. Tho total imports into Now Zealand last year were valued at £48,797,977, and 32.2 per cent of this total, valued at £15,736,475, camo into the Auckland province. New Zealand leads the world in trade per head with a total of £6B and figures show that Auckland leads New Zealand. In a wealthy community, land values aro much more secure than in one whero trade is slack, and house propefty in tho city or farm property in the province, parts of which still await development, can I really be regarded in the light of giltI edged securities.
