SALES BY AUCTION.

Messrs. Samttei. Vailt. and Sons' saleroom was well filled yesterday, when several properties were offered. A' block of 299J acres, part of the Whakatane Swamp, was well contested for. Starting at £2 per acre, the bidding quickly ran to £10 per acre, at which price the land changed hands. An 80-acre allotment of unimproved land at Pollok (Waiuku) found a buyer at £21 10s. Three small farms at Bombay failed to find purchasers. A block of land in Hobson-street, about 85ft square, passed in at last Friday's auction, was sold for £2600. A partly-improved farm of 300 acres at Swaneon was sold by auction by Messrs. T. Mandeno Jackson yesterday for £1350. A five-roomed villa, standing on a. quarteracre section, on the Great South Road, Remuera, was also offered, but was withdrawn at £550. Mr. J. Thorn es reports that at the land sale held by him yesterday there was a good audience, and the bidding was fair. The property in Manukau Road, ParneU, 14 rooms and offices, elicited bids up to £1050, at which price it was withdrawn. A property in Rose Road, having 52ft frontage, with house of six rooms, was sold for £500. A property in Otahuhu, eix-roomed residence, near station, was withdrawn at £590. A property in Burnley Terrace, withdrawn at previous auction at £470, was gold for £520., Mr. Thornee reports continued sales of building lots in estates recently offered by auction as follows: —Lot 7, 40ft to Selbourne-street, Grey Lynn, for £3 12s od per foot; lot 52, Gladstone Estate, 65ft to Fifth Avenue, 30s a foot; lot 55, Gainsborough Estate, 60ft frontage, 10s a foot; lot 87, having 60ft to Bannerman Road, 27s 6d foot; lot 88, same frontage and same price; lot 73, 53ft Bin to Warnock's, for 25s a foot and lot 93, 60ft to Bannerman Road, for 22s 6d foot. A property at Henderson, consisting of about 25 acres and a four-roomed cottage, which was offered fori sale yesterday by Messrs. R. Arthur and Co., was passed in at £700. A 60-acre farm at Wade was a'so withdrawn at £700. At Messrs. Alfred Buekland and Sons' auction rooms, the Haymarket, 32£ acres, one mile out of Papakura, together with all building?, etc., was passed in at £30, but was sold afterwards to Mr. S. D. Smith, of Papakura, for £40 an acre. For W. R. Jenkins's land, business, and plant, as a going concern, £1200 was offered', but ! the owner would not accent the price. Sixty-eight acres at Pakuranga,_ together with a house of four rooms, and stables, brought an offer of £800, but the offer was declined. An East Tamaki farm, of 57£ acres, together with buildings and 20 dairy cows and implements, brought an offer of £12 15s an acre, but the owner would not accept. The following tenders have been received by Mr. John Currie, architect, for the erection of the new Ventnor boardinghouse at Devonport, for Mr. A. Watson : — E. Morris, £5455, J. Lye and Sons, £5494, J. Webster £5550, Craig Bros. £5555, G. G. Pollard £5635, Guthrie and Colebourne £6115, Johns and Son® £6300.

FUTURE SALES. The sale of the Islington Estate, Mt. Roskill, to be , auctioned by Mr. Louis Lewis, auctioneer, on behalf of tTie agents, Messrs. Paul Hansen and Co., to-day at 2.30 p.m., on the ground, will no doubt attract a largo attendance, as the land is in a favourable position on the route of the proposed tram extension. The title is Land Transfer, the soil is purely volcanic (sown in grass), and the public school is close by. The roads on the estate are now being made, the contractors making excellent progress. Terms are easy, viz., £10 deposit, £10 in three months, £10 m six months, balance for four years at five per cent. A service of 'buses will connect with, the Dominion Road tram terminus. On Thursday next, the 23rd inst., Messrs. Samuel Yaile and Sons will submit for public competition a block of land) at Kawa, on the Main Trunk line, which has been subdivided into a large number of business and residential sites, all fronting formed roads. This block is right at the railway station, and is situated between Te Awamutu and' Otorohanjja. Kawa is the only freehold township in the King Country, aid it is in the centre of a large, prosperous and rapidly advancing fanning district. It is the nearest railway station to Kawhia Harbour. For some time past an agitation has been on foot to urge the Government to connect the two places by rail. Te Kuiti and Taumarunui, the two principal towns in' the King Country, have made rapid progress during the last three or four years, and there is no reason why Kawa should not be an important town also. The title to the township is under the Land Transfer Act, and the terms are on a liberal scale.
