GABRIEL LEWIS Has received instructions (on account of the owner leaving Auckland), to sell by auction on Tuesday, March 12, at his Rooms, Queen street, at twelve o'clock, ■ (j§ mHE ABOVE MAGNIFICENT HOUSE AND GROUNDS. THE PROPERTY is situated on an elevated position in the centre of Remuora, and has a very largo frontago to tho main road, as well as to Victoria Avonuo, and ia most suitably adapted for cutting up. THE GROUNDS are tastefully laid out in Lawns, Terraces, Flower and Kitchen Gardens, and Orchard ; and a largo amount of money has boon expended in forming tho Drives and Walks. THE ORNAMENTAL HEDGES: surrounding tho Property are without doubt the most admired in tho district, and are kept in perfect order. THE TREES AND SHRUBS, planted many years ago, have reached an extraordinary height, and there are some grand specimens of both to bo seen. A number have been trimmed into various shapes, which givo tho estato a most picturesque appearance. The floor is laid with very pretty Miuton tiles. THE DINING-ROOM is ISft by 24ft, with Bay Window (and Balcony on top) lift by oft Gin. This room has cathedral glass windows at side, and is fitted with a very handsome grey marble mantelpiece, with extended pillars. Attached to the Dining-room is A SERVERY, fitted with Table ami Cupboards. THE GENTLEMEN'S ROOM has a tip-up, lavatory, and other conveniences. Other downstairs rooms consist of LIBRARY LADIES BOUDOIR BREAKFAST-ROOM SCHOOL-ROOM SERVANTS' BATH-ROOM WORK-ROOM STORE-ROOM (rat-proof) PANTRY (with Sinks, Dresser, &c, Cold and Hot Water laid on). KITCHEN (with good Range and Tiled Tables and Dressers) . LAUNDRY (with fitted Copper Boiler and fixed Washing Bins) LUMBER-SHED COAL-SHED ' BOOT AND KNIFE-HOUSE Upstairs anil over the Dining-room is THE LARGE BEDROOM which measures 24ft 3in by 18ft 3in, and attached tcr this is a Dressing-room 21ft 3in by 20ft. Then there is an exceptionally largo CORRIDOR which is 46ft long and 14ft wido at one end, and 12fb at the other. THE CLOISTER is 20ft Cin by 7ft, and from it can bo obtained a grand view of the harbour and surrounding country ; besides this, upstairs, is A LINEN-ROOM FOUR SPARE BEDROOMS SERVANT'S ROOM DAY NURSERY NIGHT NURSERY BATH-ROOM, Etc. NURSERY PANTRY (fitted with sinks for hot and cold water) THE TOWER is reached by a wonderful piece of work in the shape of a spiral staircase, and the view from this is unsurpassed in Australasia. From it can bo seen on one side a magnificent view of Upper and Lower Kemuera, the Auckland Harbour, Kawau, Tiri Tin", the Barrier, Rangitoto, Motatapu, Waibeko, Thames and Coromandel Ranges, Otahuhu, aud Manukau waters. In fact, many aro tho requests of tourists to be allowed to ascend to obtain a view of Auckland's suburbs. THE STABLES liavo been erected at a considerable cost, the whole of the iron fittings having been imported for the purpose. The loose boxes and stalls are laid with blocks (on concrete), and are thoroughly drained. THE COACH-HOUSE has a substantial concrete flooring, with gas and water laid on. Adjacent to this is GROOM'S ROOM AND " HARNESS-BOOM and in the Stableyard are— SPARE LOOSE BOXES, MILKING-SHEDS, DOG KENNELS, AND RUNNING! YARD, COAL-SHED, ETC., ETC. THE DAIRY is of Concrete, and built into a bill, and Is almost underground. THE GLASS GREENHOUSE, HOTHOUSE, AND VINERY is built with all the Latest Improvements for Heating and Ventilation; and the latter is, at this time of the year, a most beautiful sight to behold. THE FERNERY is said by competent judgos to contain ono of tho best collections in New Zealand, and tho POULTRY YARDS arc so constructed as to give a separate run to each breed, and a great nuinber are built off the ground to prevent destruction by rats, &c.
