Trada sales are, however, made moderately freely, and with a fair country demand large lines are beiDg cleared off in small parcols at what tiro considered satisfactory prices. But merchants anticipate si more active and more extensive business than has been the ca*o for som time past. Keports from the country also give good accounts of the crop?, and should nothing unforeseen occur it is expected that a fair average crop will be harvested, and it is fully anticipated that the expansion of the summer trade will in some measure compensates for tho dulncae of the winter and spring trade. Whilst the general market has been quiet vre are pleased to note that thero ia a continued briskness in the building trndn, with every appearance (as fine weather ha"! now set in) of still further increasing. Consequently the price of timber has been exceedingly firm, and there ia a report of a likely rifo in price tailing plnco within tho next week or ton days. The .nills are all employed to their fullest extent, and a difficulty has been experienced ia filling orders on dates. Oilmen's stores are overstocked in almost every line, particularly in candles, and they are quitted at prices that leave no margin of profit to the importer. Hops remain extremalf firm and as the supply is limited, and held by onl> one or two hands, the firmness may be expected to continue. Oats aro still uncUaogod at ■U 6d to 3s Sil, although it was anticipated markets reported in the of the month- Latest advices from Australia quoted Now Zealand nats at 3s 3d, and Southern 3s 3d to 33 id. Supplies of oats are quoted as sufficient to nieet all requirements until the arrival oi the crops. In wheat the market is quiet of transactions. Potatoes are still scarce at £7 per ton —in fact the market is almost bare. As the suinmor months are advancing, there is a noticeafcly increased activity in light ales and Australian wines, although tbo market is still fully stocked. Walker's whisky and some lines of beers are well supplied, several cheap lines having been recently auctioned off. Building materials are quiet at prices alreadyquoted. Countess slates are marked at £12 to £13, and they are fully supplied. Tho market is full of plaster of Paris, and the demand is but of a most limited native. In sugars *nd teas there is little to report, except that the market for each line, like almost all other articles, is suffering from on over supply. Of Californian crushed sugar, thure is a limited supply, and we hear of several inquiries at fa*r prices. Foo Chow advices of October 10th report:—" Conjou : Settlements amount to 55.G05 chests atC.'iotls., to 21 short, making a total to date of 563,423 chests, against 615,000 chests same time last yuir. Oils and paint are in fair demand at prices unchanged except for white lend, ground, which, has receded to 345, and No. 1 whito load to 31s. For fruits there is a fair demand, and as the tirsi shipment of the new season's curranis aad raisins, Jtc, have reached this market, a better demand maj be anticipated, especially as the biiskent portion of tho season is now near at hand. Prices ramain unchanged. lujutegodds theru is little to report, wool bales only be: ng enquired for at unchanged prices. Kates of interest, exchange, and freights remain iinaltered, at figures already quoted. Considerable attention has been given to mining stock, and to such an extent that bank and other company's stocks h»ve been almost entirely neglected. During the spring, and until the beginning of the presunt month, thero was an active demand for suburban sections. It was not long before speculators took advantage of this bona fide demand to out up and place in tho market block after block of suburban land—good, bad, and indifferent—asking prices which, in many cftses, wero out of all proportion to the natural advantages of situation, proximity to town, &c, of tbe properties offered. The want of judgment with which such properties have been rushed into the markot has hid its natural result in nn almost completo cessation of speculation in this direction. At tho sales which have recently taken place buyers have boen conspicuous by their absenco, and tho bulk of tho l:\nds offeted has been withdrawn to await a hotter market. What hag to a considerable extent contributed to choke off speculative investors is no doubt what wo believe to be a temporary tightaess in the mor.ey market, partly brought about by the action of tho local banks, who have lately thought fit to contract thoir advances, a stop which, though no doubt financially sound, has caused personal inconvenience to several of theii* customers. Wo do not anticipate that the present want of movement in thd land market is anything more than a temporary check. It is not so much that suburban sections are not wanted at a fair price as that there is but little available cash for buying at any price while thero i.i so much building going on at present, notwithstanding the high price of timber now ruling. It must bo admitted that there is nothing stationary in the growth of the cf.ty and suburbs of Auckland. This being so, nothing cm prevent a steady rise in tho value of land surrounding Auckland which may be suitable for residential purposes. Iβ time the Hues will tend to spread the population outwards from the city by enabling business men to live some miles out of town, and yet be within easy reach of thoir offices. The housos now going up in every direction are not built to stand empty, hut houao agents tell us that the supply of houses to let does not by any means equal the demand. For these, amongst other reasons, we do not think the difficulty just now experienced in realising a fair prico for good suburban properties is anything but a tempo rary one. Inleed, the enforced check which has been put to what might have become a " land mania "is probably a good thing in tho interests of tho community generally. Wo do not want inflated values and bogus prosperity in Auckland, whatever may havo been the case in other colonial towns.
