f A RED-LETTER DAY FOR THE LOWER HUTT ! THURSDAY, 27th NOVEMBER, 1902 FIRST GREAT AUCTION SALE Of THE CELEBRATED TAINE ESTATE LOWER HUTT. THE MOST IMPORTANT LAND EVENT FOR FIFTY YEARS IN THE HISTORY OF THE LOWER HUTT. THE LONG-LOOKED-FOR SUBDIVISION OF THIS GREAT PROPERTY

MACDONALD, WILSON AND CO. are favoured with instructions from the owners, to sell by public auction, in their Exchange Land Auction Rooms, No. 84, Lambton Quay, in the City of Wellington on THURSDAY, 27th NOVEMBER, 1902, At 2.30 o'clock p m , ONE HUNDRED AND THIRTYFOUR VILLA BUILDING SECTIONS, forming portion of tihe magnificent Freehold Property situated m tihe centre of the Lower Hutt, known far and wide as THE TAINE ESTATE ' The history of this great property is bound up with the history of the City and District, of Wellington, and the lifework of one man. Selected in the early days of the settlement by Mr. James Taine, one of the first merchants of tihe City of Wellington, it had remained in his possession without a break until tihe present year, when the necessity at his great age of making family settlements led to its transfer to certain members of the family. No mortgage or encumbrance has ever parked the' parchment forming the original grant from tihe Crown to Mr. Taine. A clean title in one man for oiver fifty years, and that man still living hale and hearty. Trulv. a great record 'in a young countirv for both man and property. The TAINE ESTATE is part of the original Section No. 29 on the Map of the Hutt District, containing 105^ Acres. It is a beautiful block of land, level as a billiard-table, situated in the town of the Lower Hutit, within two minuW walk of tihe Post Office, and ten minutes' walk of tihe Railway Station, and immediately opposite the Mechanics' Institute and Public Librarv. The two new roads — King's, Road and Green's Road— through tihe TAINE ESTATE, will be 66ft in width, formed, metalled, footpathed, kerbed, and asphalted. The Middle Waiwetu Road, running through the estate, has been straightened and widened, and will nn future form one of the great thoroughfares of the Hutt, equal in every respect to the Main Hutt Road through the town. As the Borough of tihe Hutt gi ows in population and importance, the central position of the TAINE ESTATE must make itself felt more and more every year, and take the shape of increased values. For business purposes the lands comprising the TAINE ESTATE will prove exceptionally well worth purchasei. as in ten years' time they will, in American parlance, be "the hub of the business! wheel" of the Hutt. That this is true may be gauged by tihe fact that business sites contiguousi to the Main Road frontages of the TAINE ESTATE have recently been sold at £13 per foot frontage. In tihe subdivision of the TAINE ESTATE great care has been taken to pryiserve the high-class residential character of the Borough of tihe Hutt. No Section of tihe TAINE ESTATE will be offered of less area than one-eighth of an acre or having less than 40 feet frontage to a main road or street by a deptih of some 136 feet, with abundance of air space. The Building Bylaws of tihe Borouafr of the Lower Hutt happily make special and strong provision against the creation of slums in any shape or form. The valley of the Hutt has been known from the first days of the settle^ merit of the colony as a health and residential resort of the first order. The phenomenal richness of tihe soil has made it famed as the most fruitful market garden valley of the colony, and as tihe years have marched on the conviction of its beauty and value for residential purposes has strengthened and deepened with those Who know it best*, until it has come to be known as a veritable "Gardem of Eden." No manufacturing operations have disturbed, or are ever likelv to disturb the charming pastures of the Hutt. Its orchards and gardens, with their wealth of sreenerv and sense of peaceful reoose appeal with irresistible force to the lover
