Value Of House In Mair Avenue

Consent was granted yesterday by the Land Sales Committee to the sale of a house in Mair Avenue, Whangarei, for £1450.

The private valuation for the house and grounds made by Mr A. Curtis was £1567 and the valuation for the Crown of £1430 was made by Mr A. M. Farrell. The property had been sold in 1937 for £IO7O and the price asked now was JT1575. Mr Curtis told the committee in evidence that the house was about 25 years old, part built in kauri. It needed painting and downpipes and gutterings required replacing. It had been divided into flats and with it were an outside garage of corrugated iron and a woodshed. He had not allowed any deferred maintenance on the interior of the building.

In evidence Mr Farrell stated that although the house had not been originally built as flats, it had been used for that purpose for many years. It was soundly built and had no borer in it but a lot of interior repair work was needed. The committee announed that it would be agreeable to a price of £1450.
