SALE OF CLIFTON ESTATE,

TO-MORROW EVENING.

Residents of Palmerston North and surrounding districts will have an opportunity to-morrow night of purchasinga suburban building site by auction, when, the well-known Clifton estate will be sold by Abraham and Williams, Ltd. The land to be offered is situated within, five minutes' walk of the Borough boundary and overlooks Palmerston JNorth and the whole of the country for miles around, and on a clear day splendid views of Mount Egmont, Ngauruhoe, and Ruapehu and a glimpse of Kapiti and portions of the South Island may be seen, from every section. Everything that makes for "an ideal residential site is to be found on Clifton Estate, namely, a. hi<*h and" healthful situation, rich level soil good roads, municipal water supply, han'dinessto town, and large area, every section being from about 2£ to 4 acres each. That great bugbear—rates—is a thing that will not bo felt by dwellers at Clifton, as they only amount to about 5s 6(1 per acre, against £24 paid by residents in the borough of Palmerston. Therefore, assuming that the sections are sold at their upset price, £100, the lucky purchaser in four years would save almost enough in rates to pay for the freehold of his section. This is the first time that this land has been offered at so low an upset price, as previously the price was £150 per acre.
