Credit for Fees is Given, When desired by the Applicant in all cases where the proprietor applies to have the lunc 1 registered under the Act in his own name, and the fees may remain unpaid until laad is dealt with. ' Any person, therefore, who wishes to f 1 his land under the provisions of the Act, order that whenever ho deals with it ho be in a position to avail himself of facilities afforded by having a Registered Title, can do so Withdut Any Present Cost, by allowing the fees to. remain unpaid until such dealing takes place. He will then bo in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at a moment's notice. Any Title, however long and complex, may be investigated at a coat to the Applicant of only Five Shillings ; for if tho Title is reected all fees are returned, with the exceptior £. of that amount. CERTIFICATES OP TITLE ARE AB3OLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED B* THE GOVERNMENT. On all Conveyances by Deed under the old system, the cost of registration in the Deeds Registry, over and above the Solicitor's charge, is never less than Fifteen Shillings, frequently f very much more ; while land which has been v bought under the provisions of " The Land rransfer Act " can be transferred at a total 3ost of Eleven Shillings where a whole section is conveyed ; and where only part is conveyed [and therefore a fresh Certificate of Title is .tecessitated), of Thirity-one Shillings, which S the highest sum allowed by the Act, no natter what the yalue or area of the land. Under the Regnnftions in force on and after ho Ist January, 187fc, the charge for Certifisates of Titles issued upon Memoranda of Lransfer is reduced to Teu Shillings in all saaes where tho value of tho land is under [en Pounds. The total cost of executing a mortgage or ease of land, registered under the Act, is Cwelve Shillings, no matter what the amount nvoived. A mortgago may bo transferred or disiharged, ora lease transferred or surrendered ;br Five Shillings. THESE OPERATIONS INVOLVE NO DELAY. The following are some of the acl-aatages pnferred by the Land Transfer system .— 1. It secures the principal benefits and advantages sought to be attained in a system of registration of deeds. 2.
