GRIFFITHS Has received instructions to sell by Public Auction, at his Booms, Blenheim, on Thursday, the 15th day of May, 1879, at 2 o'clock, p.m., ALL that valuable Estate, known as the UPTON FELLS and UPTON DOWNS, the property of H. H. Staffobd, Esq., situated in the luxuriant valley of the Awatere, County of Marlborough, New Zealand, and distant about 25 miles from Blenheim, together with 20,000 (more or Jess) well-bred Merino Sheep of mixed ages and sexes, in good condition, horses, plant, and usual sundries for working the station. The above runs contain an area of 49,760 acres, and are generally regarded as forming one of the finest estates in the Middle Island. .The leases are held under "The Marlborough Waste Lands Act, 1867, Amendment Act, 1874," and have 18 years to run. The properties (with the exception of about five miles, where natural boundaries exist) are completely and substantially fenced iv with a good seven-wire fence. There is also a sub-dividing fence, and a ruimber of smaller paddocks, in all fifty miles of fencing. The Awatere river forms a natural boundary to the northern portion of the run which is abundantly watered by that river, Flaxbourne, the Medway, the Ure, and other streams. The improvements consist at the Head Station of a substantial seven-roomed house with good garden and plantation of trees, a first - class wool - shed with convenience for 12 shearers and 800 sheep, five stable and cart sheds, four cottages, score roonw, &c, &c, 13 well grassed paddocks, sheep yards, clip, and every convenience. Shepherd's quarters, Musterer's whares, and yards also on the run. The Auctioneer would specially direct the attention of buyers to the central position of this estate, its proximity to Blenheim, the principal town in the district from whence wool is shipped, and the facilities which exist for the easy transit of produce. The Buns have lately been understocked, and are capable of carrying 30, 000 sheep, in their present condition, while owing to the richness of the land, and the open nature of the country a speedy return for further improvements is assured. The manager has been directed to afford facilities to capitalists wishing to inspect the runs.
