TUESDAY, MARQH 18, 1879. ; VALUABLE ESTATE • IN THE J NORTH ISLAND of NEW ZEALAND. WAITANGI ESTATE, 9385 ACRES. The undersigned is instructed by Messrs J. and W. Busby, who are dissolving partnership, to offer for sale by public auction, at the Haymarket, Qmeen-street, Auok- - land, on Tuesday, March 18, at noon, if not previously sold, THEIR PROPERTY at the Bay of Islands, known as Waitangi, containing 9385 acres of land (more or less), held Under grant from the Grown. This Estate is situated on the west end phore of the Bay of Islands, and is bounded and fenced by the sea, and the River Waitangi, for a distance of 15 miles ; it contains ■ a considerable extent of volcanic and scoria land of good quality, with about 200 acres of rich alluvial flats on the Waitanjfi, well adapted for growing lucerne ; the remainder consists of clay ridgeß, with warm, wellsheltered valleys. The Homestead, consisting of a comfortable Cottage of 22 rooms, with Out-offices, is situated on the shore of the Bay, in a position of unequalled beauty and salubrity ; adjoining it there is about 6 acres of Shrub*bery and Orchard, the latter full of choice Fruit-trees, coming into full bearing, together with Kitchen Garden ; there is also Men's Cottage, and a large building used as » Hay-barn and Woolshed. About 300 acres adjoining have been laid down in grass, and divided into paddocks, which have been used by the present, owners as a dep&t for fat stock for the local market ; the feat is worked as an open run, upon which rough grasses— notably tbe Australian Poa JjvQwnii — spreading rapidly. The property is at present less than half stocked. The purchaser will be required to take at a valuation about a thousand Sheep, Merinos, of good quality, bred from the stock of the late Sir Donald M'Lean, a few Milking Cows, and about 80 Angora Goats; these last are found to thrive admirably, and promise, in conjunction with cattle, to entirely displace sheep on the run, where the grown wethers fatten to 701bs and upwards. With Waitangi will be transferred the Jease, having 20 years to run, of, an adjoining block of Government land. With the above the purchaser will have the option of taking, .at a price to be stated by the auctioneer on the day of sale, Mrs W. Busby's farm at Ohaewai, consisting of flrst-claBS volcanic land, which has always been worked with Waitangi, with about a thousand longwool and half-bred sheep. The Bay of Islands is gradually forcing itpelf into notice as a desirable place to settle in. Its unrivalled climate is a great attraction to invalids. There are now, on an average, ten steamers monthly between the Bay and Auckland, and two between it and Sydney, and the completion to deep water of the railway from the Kawakawa Coal Mines, about to be undertaken, will bring a large addition to the number of shipping visiting the port, while the extension of the same line to Hokianga, which cannot be postponed, will make it the depot for the trade of the finest districts North of Auckland. 872 ALFRED BUCKLAND.
