CONTINUED DEMAND FOR LEASEHOLDS.
POSITION IMPROVING. “There will he no material improvement- in conditions in the district until all land comes back to its producing value, and the sooner this happens the better for a'l. It will be hard on some no doubt, but such a change must take place, and then there will be a solid foundation on which, to build.” This i R the considered opinion of men who are in a position to know what is taking place in the world of finance and business, and was restated by a leading Hawera financial agent to a Star representative. He added that money was available where an investment showed a good margin, but men with money would not look at property of any kind with vahies placed on them such as showed any relation to the boom times. “There have,” he said, “been a few sales, but these are mainly sale s at the instance of the mortgagee, who practically takes back the property on which he lent at a reduced value.”. One instance was quoted of a fairly large mortgage transaction on conditions similar to normal times, and seems an indication of a gradual return to a safe state of finance.
.Agents all agree that there is a strong demand for leaseho’d farms, capable of carrying from thirty to sixty cows, but there have been one or two instances of sale of a farm with build-' ings and herd as a going concern. One agent who deals extensively in house property, says that he has a steady demand for houses to lease, and that any house vacant i K soon snapped. The genera. l impression gathered is that the position in Hawera actually is as sound as ever, and that so soon as values are stabilised the position will improve. But the wiping off of the surplus boom va’ne, is essential to security. No doubt the position will gradually right itself, and the force of circumstances wil l compel such a readjustment. and is doing so steadily, ft i can. however, he assisted materially if everyone concerned would face the position.
