Tha amount of tho purchaser's bid, if accepted, will be the annual rent payable during tho period of 21 years. The rent for all ensuing periods will be a ground rent fixed by arbitration. Tho lessee will be required to. pay all rates and insurance premiums, to insure in the names of the Board and the lessee, and to put the buildings on the land into a state of good repair, or, in tho alternative, to rebuild at a cost of not less than £1000 in one year from the commencement of the leas-0. The lessee will not be required to pay for the value of the improvements now standing on the land. 1 he renewal conditions to be embodied in tho lease will be to the same effect as those contained in the first schedule of the Public Bodies Leases Act, 1903.
