It is the natural outlet of the most fertile parts of the country, and in the necessary course of events must sooner or later become a place of great importance and population, a result which might be greatly accelerated by any person having capital to turn its natural advantages to account. In 1839 and 1840, before the establishment of the seat of Government at Auckland, and the consequent removal of a large part of the inhabitants of the neighbourhood of the Bay of Islands, about 6 acres were sold in allotments by Auction, at an average of £400 and £422 an acre.
