THE WELLINGTON HOSPITAL BOARD. TENDERS FOR LEASE. LENDERS are hereby invited by the -*- Wellington Hospital Board for a Lease of: — All that piece or parcel of land situate in Molesworth Street, in the City of Wellington, coutainiiig Twenty-live . perches and iifty-live one hundredths of a perch (25.55 p. being Part of Section Five hundred mid forty-live (545) on the public map of the Town of Wellington. The land is triangular in shape, having a frontage of approximately 182.6 links Io Molesworth Street. The land has a depth of approximately 27 links at the northern boundary thereof mid of approximately 156.5 at the southern boundary thereof. The land is subject to a building line restriction of approximately between 17 and IS feet from the Moleswortii Street frontage. This reduces the available building area to 17.98 perches. All the above measurements and the position of the said building line are shown on a plan which is attacbed to ami deemed to be part of the Conditions of Tender. 'Hie lease will be for a term of twentyone years with provision for perpetual renewals for further successive terms ot fourteen years at rentals to be determined by arbitration at the end of each term according to the provisions in that behalf contained in the second schedule to the Public Bodies Leases Act, 1908. Tiie lease will contain a covenant by the lessee to pull dowu and remove the buildings now standing on the said land and to erect mid complete thereon to the satisfaction of the lessor a substantial building at a cost of not less than £4500 within three years from the date of the commencement of the lense. The lease will also contain a covenant by the lessee whenever called upon by the lessor so to do, to surrender to the lessor all that part of the said laud which lies between the above-mentioned building line (marked by a green line on the plan above referred to) and the present western boundary of Molesworth Street. No compensation or payment, is to be made by the lessor to the lessee on account of such surrender nor shall the lessee have any right or claim to any part of any compensation that may lie payable by the Wellington City Corporation on the dedication as a public street of the area last above-mentioned and described. The lease will also contain covenants by the lessee to pay rates, to insqre against fire and earthquake in the joint, names ot the lessor and the lessee in the full insurable value of the buildings to be erected, to repair and maintain all such buildings, not to assign or sublet without consent, such consent not to be arbitrarily withheld and not to use any buildings except for residential purposes without, consent of the lessor. The buildings nt present standing on the said land are subject to monthly tenancies, and the lessee will have tp take the responsibility of obtaining vacant possession. 'Tiie .tender will be the annual rent which the tenderer proposes to pay for the first term of twenty-one years. The lessor shall not. lie bound to accept the highest or any lender. Condifions of tender and form of proposed lease, together with the plan of the land above referred to, may be inspected at. the Offices of Messrs. Brandon, Ward, Hislop and I’owles, 150 Featherston Street. Wellington. Both the form of lease and the said plan shall be deemed to be incorporated in the Conditions of Tender and to lortn part (hereof.
