The property is situate at Waiouru on the Main Trunk Line, practically half way between Wellington and Auckland. This estate is not subject' to either floods or droughts, being part of the central volcanic plateau and containing huge areas of flat land and large open valleys connected up by easy undulating country with steeper' portions on the Northern end. In the main, the sub-soil is of pumiceous nature overlying papa formation, the top soil being a dark, light volcanic loam from 18 to 24 inches in depth. The grass lands carrying tussock have been found to grow and hold well such grasses as Cocksfoot, Tyegrass, Clovers and Timothy, all of which flourish whereever sown.

Hard and soft turnips, rape, oats, and wheat do exceedingly well, and this with only light dressings of fertiliser, well watered from end to end the country in its present condition will carry 15.000 to 20,000 sheep and 2000 head of cattle, and this can be immensely increased by practical handling. The lambing tallies are high, and mortality in al) classes of stock low, as although the country ranges in height from 2300 to 3000 ft. above sea level it is wonderfully henlthy. With the necessary capital to develop it properly, the possibilities of Waiouru are enormous. Although at present leasehold, there r.re rights of freeholding.
