New retirement complex opens
Mansfield Gardens is a 1 fully-serviced retirement complex situated in an ] attractive garden setting ] in Merivale. 1 There are nine two- x < bedroom apartments and \ four three-bedroom town- s houses linked by a large 1 central homestead provid- 1 ing support services. Life Care Fund. The trustees are Messrs Irwin Horrocks, a senior partner from Horrocks, McNab and Company, chartered accountants, and Mr Richard Burtt, a senior partner of Lane, Neave and Ronaldson, barristers and solicitors. The resident medical practitioner, Dr Brent Savage, who initiated Mansfield Gardens, and the fulltime housekeeper, Mrs Pam Denton, are responsible for the day to day administration. Dr Savage’s wife, Mrs Joy
Couper-Savage, who is a registered nurse, looks after the nursing services. Ownership to each apartment is secured by registered title. The units are fully serviced if required by residents and tailored to meet their changing needs. Service includes meals, laundry and household help. All units are well equipped with modern appliances — dishwasher, automatic washing machine and clothes dryer. If a resident is ill, immediate medical attention is available. He' or she is supported and nursed in the privacy of their apartment. A night service is provided if needed. Restoring residents to the level of fitness before
they became ill is the prime concern.
The apartments are priced from $173,500 to $189,000, and the townhouses from $265,000 to $279,000. These prices include GST and will be current until July 1. The apartments are furnished with carpets, drapes and interior furnishings, which are included in the price.
Medical care is covered by the Medical Life Care Plan. The cost of this is $15,400 for one person and $27,500 per couple Payment on settlement of an apartment ensures medical and nursing care for the rest of the resident’s life while he or she lives in the complex. It does not include hospital operations. The funds administered
under the Medical Life Care Plan are controlled separately and accounted for by the two trustees. This permits funds to be released to meet costs under the plan each month and allows a balance to be kept on deposit to cover responsibilities under the Medical Life Care Plan.
The money paid into the Medical Life Care Fund appreciates .to the fund at a set rate for two years. If you leave the complex during those two years, the balance is refunded.
When a resident dies, Mansfield Gardens has an option to buy back the unit. If this option has not been exercised within a .specified time, the resident’s estate may sell the
unit on the open market. The estate gets back the purchase price of the unit. There is no depreciation factor.
The units and apartments are the residents’ own homes, so they can have guests to stay. Pets are permitted after consultation with the resident doctor.
Residents can have cars. The townhouses have garages with automatic doors. There is covered parking for the apartments.
Additional costs include a unit cost of $5O a week to cover the complex’s communal costs. The domestic fee of $25 per week is optional and covers all laundry and domestic services.
