I CROMWELL TOWN CENTRE HOTEL, MOTEL, RETAIL COMMERCIAL DEVELOPMENT The development planning for the new Central Business Area for Cromwell relates to the retail commercial, special commercial, licensed (hotel) premises and accommodation zones. Initial retail and commercial planning was based on a pedestrain mall concept ' designed to cater for the requirements of a town population base rising to 4500 and a surrounding countryside population of 1500. The rapid increase in population results from the Clutha Valley Hydroelectric Development Programme in which Cromwell will have the major role of the construction labour force accommodation centre. The town's residual population following completion of the hydro electric development is currently estimated at 2500. HOTEL DEVELOPMENT An area of approximately 2.5 ha immediately east of the proposed pedestrian mall has been appropriately zoned in the Cromwell District Scheme for "Licensed Hotels and Licensed Tourist Houses". TRAVELLERS ACCOMMODATION (MOTELS) The District Scheme shows an area zoned for travellers accommodation immediately south of the Hotel zoned site and adjacent to the new Town Centre. At this stage the southern 3.6 ha are available for development. SPECIAL COMMERCIAL The initial plan for the Town Centre included a total area of 1 ha lor special commercial use. Following processing of earlier applications the need for additional land for such use has become apparent and a further 1 ha approximately is to be developed opposite the previously advertised sites. RETAIL COMMERCIAL The processing of initial applications for sites in the Town Centre has been completed and allocations made. At present there are some unallocated sites which will be available to suitable applicants. The following uses do not appear to be currently satisfied in the Town Centre. Fruit/Vegetable Cycle Centre Hairdresser Land Agent Cake/Hot Bread Drycleaner Tearooms Garden Shop/Florist Health Studio APPLICATIONS Applications are invited from businesses interested in acquiring land for the purpose of establishing conforming uses in the above zones. Applicants are requested to indicate the land area required and if available submit site/building development proposals together with an offer for the purchase of the land required. Applications close with the undersigned at 5.00 p.m. on Friday 26 November 1982.
