NEW DESIGN FOR STATE FLATS

A new design for blocks of “Star flats” has been developed by architects of the Ministry of Works housing division for use throughout the Dominion. Two blocks are being built in both Auckland and Wellington. Named “Star flats” to describe the major feature of the design (which is an arrangement of four flats on each of three floors around a central staircase), the new design is said to be adaptable for siting to the best advantage in a Wide variety of localities and groupings. Ten of the 12 units in each block will have two double bedrooms. The remaining two, on the ground floor, will have one double bedroom. Each flat will also have a

living room, kitchenette and bathroom with lavatory. A special feature of the design is the inclusion of a utility room into which a laundry tub will be fitted and space will be provided for the tenants’ own washing machine and clothes drier. This should cut out a lot of work for the housewife by eliminating a walk to separate laundry blocks. All plumbing will be concentrated in two central ducts—important in reducing cost. French sliding doors will make it possible to open part of the external wall of the living room so that the room can become, in effect, a large and sunny balcony or outdoor living space protected by a balustrade.

As the blocks contain only three storeys no lift is required. Natural light to the central stairway will come from a glazed roof, from which it will be transmitted through central and side wells to the ground floor. “Star flats” be arranged in single blocks, or in groups, but it is envisaged by the architect that wherever possible a reasonable area of well-laid-out grounds will provide "breathing space” for tenants. The grounds will have play areas for children and allotment gardens for tenants who wish to do their own gardening. Parking space for motor-cars will also be provided. Prams can be stored in a room on the ground floor.
