ENGLISH LAND VALUES

In a review of 1944 an English agricultural journal states that land values rose still further. In Shropshire prices of farms of 100 acres to 200 acres varied from £4O to £BO an acre, while farms up to 400 acres had a general average of about £SO an acre. Small holdings of 10 to 20 acres made as much as £3OO an acre. In one district there were some 50 transactions at prices exceeding £IO,OOO, several being more than £50,000. An auctioneering firm covering the north-western areas reported that 1944 closed with only a limited number of first-class properties available. Farms of 140 to 150 acres sold readily up to £9O an acre. There was a continued demand for small farms and small holdings realised to more than £4OO 3ii acre A feeding and cropping farm near Rugby of 169 acres sold for £10,200, and a farm at Bridgnorth brought £7250 at auction, representing £7O an acre. A farm of 83 seres, near Nantwich, sold for £7060. Many other sales are detailed but those quoted are a representative cross-section of the year’s sales. Importations of stud stock have been restricted during the war, although there has been a steady, if small, export to Australia and elsewhere. A notable importation of a stud merino ram and 30 stud ewes has just been made by Mr D. W. M. Burnett, of Cave, South Canterbury, as the foundation of the pedigree Dunvegan flock he is establishing in South Canterbury. Mr Burnett visited the Sydney ram sales to acquire a ram, and he purchased one of 1943 drop at a cost of 700 guineas. It was bred by Neilson Mills, of the Burrabagie merino flock stud, Hay (Riverina). It is of the bold medium wool type. The ram has arrived safely in South Canterbury, and the ewes—special pedigree stud—will arrive this month. The ram will be reserved for mating with the imported ewes next season.
