CANTERBURY URBAN COMMITTEE The points that the duty of land sales committees was to determine the value of the land as at December 15. 1942, plus the value of Improvements, and that, if improvements had been, added since then, the actual value of those improvements should be considered, not what their value would have been in 1942, were made by the chairman of the Canterbury Urban Land Sales Committee (Mr K. G. Archer) yesterday. In the case before the committee approval was sought for the sale of a bungalow, built since December, 1942, from the Paramount Building Company to H. C. Steel, for £I7OO. Approval was given on condition that the price was reduced to £1550. Evidence of value was given by J. B. Johns and A. H. McMasters for the applicant, the former giving a valuation of £1619 and the latter £l'6Bo. R. J. Watson, Government valuer, gave a valuation of £1390. He said he had allowed for an increase in the value of the house by 6d a foot on the 1942 value. Another application approved by the committee had an unusual feature in that it sought approval for the transfer of a lease of in Riccarton road without any consideration, although £SO was being charged for goodwill. For the applicant, it was said that possibly the transfer did not come within the scope of the act, but it was deemed wiser to make sure that the transaction was in order. The transfer was from T. K. Vogan to L, G. Clarke. The rent was said to be £3 Is 6d a week and the turnover £2OO a week. Other applications approved were: Frank Nicholls to N. MacD. Vincent, one rood 35 perches, Wai-iti terrace, £375, the rate of interest on the balance of the purchase price not to exceed 4J per cent.; A. A. L. Harron to D. J. W.
