at present living in Tauranga, but hoped in the future to come and retire here. It was also explained that a lot of sections were held by Tauranga people, .and in this respect he stated that he did not think they would, ever get a better price for them than the ruling prices today. He advanced the view that if the Land Sales Committee went out of existence tomorrow, sections would immediately come down in price. Sections in Tauranga proper, stated the land agent, were practically unprocurable, and this applied to a considerable distance out of the town —as far in fact as Judea and Gate Pa. Another factor contributing towards today’s difficulties was that subdivisions of any size took about 12 months before completion, compared with a normal three months.
The land agent stated that he was selling a little, but it was very limited and what was offering could be sold fairly easily. He added that by the time a buyer had secured his section and had a home built, he would have spent £2OOO and the average man could not afford that outgoing.
