MAUDE has received instructions • from Messrs Gillies and Street to sell by public auction, at above time and place, the whole of theic MAGNIFICENT ESTATE AT AWAMOKO Consisting of 4440 Acres °^ * ne nes^ Agricultural I Land in New Zealand, sub--1 divided into about 70 Sections, varying in size from 40 to 150 ' acres. A superior Coal Mine which will be sold as a lot. This splendid Property was one of the earliest selections in the Oamaru district, and is situated on the Limestone Terraces lying between the Awamoko River and the Upper Waiareka. It is abundantly supplied with water from the Awamoka River, the Awakoura and Bobbin Creeks, besides numerous springs. Tha character of the soil and the lay of the ground renders this property peculiarly exempt from the bad effects ef either very dry or very wet seasons. The Cropa hitherto grown on this land speak for themselves as te the quality of the soil ; and it may safely be affirmed that nowhere in the Oamaru district have larger yields been obtained, or a better quality of grain produced. The bulk of the land is in its virgin state, and from having been for many years heavily depastured is covered with a thick sward of grass. About 1500 acres have been under crop, the larger portion of which is now in English grass, for the most part only one crop of grain having been taken from this land, and in no case more than two. The facilities for the transport of grain and produce must not be forgotten, as on one side of the property the Awamoko Railway runs within 2^ miles, and on the other side the Waiareka Railway ia within l£ mile, no portion of the Estate being more than 3 miles from a railway. The Cartage to either railway is very easy, and the New Road passed by the Waiareka Road Board, which will be commenced at once, will give an easy access to all that part of the property lying towards the Waiareka Valley, bringing this side of the Estate within li mile of the Waiareka Railway. The money to make the above road has already been handed over to the Board by Messrs Gillies and Street. The whole property is substantially fenced, also some of the subdivisions. The Terms will be Deferred Payments, unusually liberal, as after the first two instalments have been paid (the second of which will come due 2 years after date of sale), the balance of the purchase money can remain on mortgage as long as may be desired, at the low interest of 7 per cent. Buyers who may prefer it can make arrangements beforehand aa to giving security, instead of the payment of the first instalment. Every facility will be given to buyers at the sale in the way of allowing them to take up contiguous sections to those knocked down to them, so as to enable every one to suit himself, as far as possible, as to the size of the farm he may wish to purchase. IT IS HEREBY NOTIFIED that at a first meeting of Creditors of the said Alexander Dillon Duncan held at the Resident Magistrate's Courthouse Tokomairiro on Saturday the third day of June instant it was resolved that the affairs of the said Alexander Dillon Duncan should be liquidated under the said Act. And that William John Dyer and James Alexander Henderson both of Milton were appointed Trustees of the said Eatate. And further that the said resolution and declaration by the said William John Dyer and James Alexander Henderson of their acceptance of the office of Trustees have been duly filed.
