MAUDE has received instructions • from Messrs Gillies and Street to offer for sale by public auction, at an early date, their MAGNIFICENT ESTATE AT AWAMOKO Consisting of /IQOO Acre 3of the Finest Agricultural *° U Land in New Zealand, subdivided into about 70 Sections, varying in eize from 40 to 150 acres. This splendid Property was one of the earlieat selections in the Oamaru district, and is situated on the Limestone Terraces lying between the Awamoko River and the Upper Waiareka. It is abundantly supplied wi* h water from the Awamoka River, the Awakoura and Bobbin Creeks, besides numerous springs Tha character of the soil and the lay of the ground renders this property peculiarly exempt from the bad effects of either very dry or very wet seasons. The Crops hitherto grown on this land speak for themselves as te the quality of the aoil ; and it may safely be affirmed that nowhere iv the Oamaru district have larger yields been obtained, or a better quality of grain produced. The bulk of the land is in its virgin state, and from having been fur many years heavily depastured is covered with a thick sward of grass. About 1500 acres have been under crop, the larger portion cf which is now in English grass, for the most part only one crop of grain having been taken from this laud, and in no case more than two. j The facilities for the transport of grain and produce m^st not be forgotten, as on one side of the property the Awamoko Railway runs within 2£ miles, and on (he other side the Waiareka Railway is within 1^ mile, no portion of the Estate being more than 3 miles from a railway. The Cartage to either railway is very easy, and the New Road passed by the Waiareka Road Board, which will be commenced at j once, will give an easy access to all that part of the property lying towards the Waiareka Valiey, bringing this side of the Estate within 1-h mile of the Waiareka i^ailway. A superior Coal Mine is worked on the property, supplying the neighborhood with fuel for household and steam purposes. The whole property is substantially fenced, also some of the taibdivisious. The Terms wiil be Deferred Payments, unusually liberal, aa after the first two in stalmentg havo been paid (the second of which will come due 2 years after date of Bale), the balance of the purchase money can remain on mortgage as long as may be desired, at the low interest of 7 per cent. Ev^ry facility will be given to buyers at the sale in the way of allowing them to take up contiguous sections to those knocked down to them, so as to enable ev^ry one to Suit himself, as far as possibly, as to the s'vzn of the farm he may wish to purchase.
